I asked for areas in Portland, OR that have higher crime rates and this is what I got:

• Lents: Total crime rate 42% higher than Portland average, violent crime 188% above national average; known for higher homicide and shooting incidents.

• Sunderland: Small neighborhood with crime rates 259% above national average; issues include drug trafficking and violent crime.
• Lloyd District: Crime rate 247% higher than national average, with common crimes like vehicle theft, burglaries, sexual assaults, and prostitution.
• Centennial: Known for drug trafficking, homicides, burglaries; crime rate 234% higher than national average.
• Mill Park: Crime rate 207% above national average, with violent and property crimes prevalent.
• Parkrose: Property crime and violent crimes like robbery are concerns; crime rate 204% above national average.

Good luck with shoehorning any of those observations in a report and not being rejected.
 
AI is not "too honest"
You asked it for crime stats. Some appraisers are too stubborn or politically partisan to leave their personal sh**t out of appraising.
 
Too funny, J! I didn't see even one mention of political partisanship in that OP. Maybe some appraisers see things that aren't really there?
The very fact that he posted it , after it has been long established that for residential mortgage lending, appraisers are not supposed to reference crime stats. If he wants to do so in his private or commercial work, have at it.

The other partisan element is that he chose Portland as a benchmark.

I have no idea. The post was partisan from the get-go as the majority of his posts are, the vast majority of which are complaining, even at this late date, about bias.
 
Talking about what the property is vs what people do.

Property conditions is an attribute. "Maintenance" indicates to what people do. I never talk about maintenance; only property attributes.

  • "poorly maintained" is going to get read a certain way by anyone who is looking for a wound to bleed. Whether that interpretation is fair or not.

  • "poor condition compared to..." may not be the 100% safe characterization but it's better than the 25% alternative that can be more readily spun as social bias. Nor is this explanation an example of a lie-by-omission.
There's nothing virtuous about making an unforced error in professional judgement. We sell "objective and impartial" and part of the assignment is communicating that ethos.

You should know by now that stating facts is bias and everything is political to some people. I'm thinking that the crime-filled shtholes created by liberal mayors are obviously Trump's fault.
