Basement Square Footage Question

That's right state board members. That kitchen, bath, bedrm rm finished basement unit isn't an adu cause there ain't no exhaust fan in the bathroom.

Myself personally would call it a finished basemend, period. But i don't make the rules. I just follow them, or enforce them. The question will come up one way, or the other by an underwriter.

Maybe your comment is not in regard to my comment, but if it is you need to reread the OP.

No heat in bedroom or bathroom.

That is my question, does that come into play?
 
So what's the question?

You have a partially finished basement and that's all there is to it. When you say HLA, is that GLA ( gross living area)? It doesn't matter if it's heated and cooled.... it's still below grade.

Who cares what the realtor thinks.... you know the rules (or you should) about what is and what is not above grade living area. Hopefully, you have a comparable or two with finished basement area to gauge the market reaction.

ZZ...... you seem to overcomplicate things in your posts.... plus, we can only go by the one post that the op threw up with a sketch.... that's it, no follow-ups.

The area in question, "the whole area" is below grade basement. "Part of it" is finished.

On page one of the uad there is the foundation section. Here, we check either full or partial. Let's make an assumption that the area shown by the op is the entire footprint of the dwelling. Thus, we'll check full.

Based on the measurements given in the op, the approximate "entire" basement area is approximately 1,225 sq ft. This would be entered in the basement square foot area. Right below that is Basement finished %. Here's where you would enter the partially finished basement area in a percentage. The finished area is approximately 500 ft thus, approximately 40% of the basement area is finished.

So as you can see, the form itself answers your question.

What do you think about appraising dwellings which are only heated by single wall heater in the living room? Still quite common out here in the sticks…

Depends on the client and the climate, in many/most cases.
