Many old appraisers in California were and are alcoholics and pot smokers because a one or two man operation has no supervision and lots of free time to enjoy bad habits.

Every part of the real estate and finance industry of self employed has substance abuse or alchohol involved at higher levels than folk's who have real day jobs where their being watched or tested. The same with extramarital affairs as loose schedule's and free time is challenging for many people. Not everyone but it's always been a problem for many people.

Have you ever been in the construction trade lol. Most are alcoholics or druggies?

White collar... coke heads. Wallstreet. Vice president...Working late tonight....lol cheating on spouse.

Yes we built homes and partner was a general contractor and many in the industry were either alcoholics and our painters and dry wall guys often both alchohol or spoed or meth. I started at 14 working after school at Uncles Lumber and Truss yard and was soon introduced to beer and weed. I didn't partake but most employees did on lunch and breaks.
 
Immigrant working on my properties don't appear to use alcohol or hard drugs.
Only problem is hard to speak Spanish to them.
 
Or maybe not since the decisions have already been made in the backrooms. Don't believe me? Take a look at the board members/trustees and play 6 degrees to REVAA if you have any doubts. The AQB and TAF no longer promote public trust, they promote corporate interests.

You know it would help incompetence with appraisal management companies. It will also hurt the independent fee appraiser that is not classified as an employee.

Okay, I will digress for your pleasure. Joan wanted licensing eliminated. Whom do you think fed Joan's kitty?
 
Sorry , I got side tracked. Trying to help spouse with Christmas tree.

Competency is in the mix. I know you know that Sir Gregoire. Now, let me move forward knowing my girlfriend Joan so well. Ms. Joan wanted to eliminate licensing completely for benefit of her constituents.

How do you feel elimination of degree would benefit my girlfriend's constituents?

All of it is whistling past the graveyard since TAF, the AQB, etc. refuse to address the real reason certified appraiser numbers have fallen in the past decade. Degree or not, this field is not attractive with REVAA and national firms like RSDS and Accurity sucking the life out of it. Oops, sorry those firms have seats on both boards. Oh well, maybe one day independent appraisers will have a seat at the adult table.

Again, it is not unreasonable for someone who has earned a degree to have a path to certification that acknowledges relevant courses taken during their journey. And it is not unreasonable for someone who does not have a degree to have a path to certification that includes relevant coursework which is likely above someone who has a degree. Two aspiring groups of people with two paths. But when TAF and the AQB are used more for connections and resume building than actual care for what congress mandated, you get what we have now; 3+ decades of not being able to define appraiser qualifications.
