This poll concerns the new UAD 3.6, more commonly known as the Uniform Abomination Dataset. When do you think the system will actually be ready? This poll is flawed. It will also display how you voted, this is so GSE members with “Peeping Tom” accounts don’t skew the poll. The poll will close in 7 days. Note for choice #4 space is limited in the cell. Multiple delays & changes, extending current form use & a significant reduction in pages on new form, ie. the new form that isn't a form will never be completely adopted and old forms will remain in use due to repeated train wrecks in the system.

It's operational right now but won't hit some until mid year. Depends on your clients or the ones the AMCs work for. But it's a done deal so for ones staying in you better be ready when the orders hit because the early birds will get the worm.
 
How do appraisers get ready? Software providers haven't really come out with a working product yet. And for the 1-2 that I hear have, can I go on for free and use it? Maybe so, I don't know. And while I haven't paid much attention to this yet, it seems different companies are coming out with all sorts of different formats, etc. I'm in the marker for another computer - do I need a laptop or do I need an ipad? Transferring between the 2 is a disaster, so I'm sure we won't be using both. The current failure of this thing isn't on appraisers.

And the hard part hasn't even started yet - wait until all the systems can't handle whatever is being delivered to them.
 
There is nothing to learn box checker. You just have to remember the new home & comp inspection questions. Oh, i mean the new mintia items observed.

There are way too many if, ands or buts out there for anybody to make any kind of informed decision. Bradford says their mobile app is designed for the Ipad pro. Will it be cloud based or device based. If cloud based it means you either have to spend the money on a cellular capable Ipad or tether it to you phone. But since I do rural wtf do you do if no signal (happened to me right after Christmas) Fortunately I do not use an inspection app but use the actual software on my Windows tablet.

May of these new platforms talk about autoloading certain data. With all of the differences between sources (such as county records) How can it possibly be dependable. Same with MLS data. I have to pick through MLS now because many agents are lazy or ignorant and the data in the MLS shows that. Our MLS went with the RESO standard for listings a while back and agents still don't know how to use it and you can easily miss numerous possible comps because they don't classify the properties correctly. They no longer have an option for attached or detached SFR. But use a common wall option to determine whether it is detached, attached or has units above or below. One of the options is "no common walls" which would apply to a free standing property. But other options are one common wall, two common walls, two+ common walls, no one above or no one below. I have seen free standing listings that agents have entered no one above or no one below. So if I search for "no common walls" those listings will not show up. They do the same stupid crap for attached units and mislabel them similarly. Condos are also a mess for the same reason.

Dub, I look at this Abomination and truly feel empathy for those of you who are going to try to grapple with it. Its a disheartening ****ing situation you're in, to paraphrase the late baseball sage Lee Elia. (I shudder to think what my wife and I would be doing had we not been able to "blow it out" over the past 10 years.):cautious:
 
I don’t think any system that consist of doing too much of the field appraisal work and uploading directly into a cloud is a viable system. I work in a fairly urban area and you’d be surprised how many areas don’t have wireless services. I use it for minor applications in my main job, but if I was having to do 80% of my appraisal out in the field like some suggesting, and then it failed during the upload, it would be a major problem. Especially with no paper notes as backups.

You’d be surprised how many times I’m within 5 miles of a major metro area and wireless on a brand new iPad won’t connect. And forget about anything even semi rural.
