The system uses similar platform as the existing UAD it's just a form with more data collection. How do appraisers get ready? Software providers haven't really come out with a working product yet. And for the 1-2 that I hear have, can I go on for free and use it? Maybe so, I don't know. And while I haven't paid much attention to this yet, it seems different companies are coming out with all sorts of different formats, etc. I'm in the marker for another computer - do I need a laptop or do I need an ipad? Transferring between the 2 is a disaster, so I'm sure we won't be using both. The current failure of this thing isn't on appraisers.
And the hard part hasn't even started yet - wait until all the systems can't handle whatever is being delivered to them.
Thank you, Chad. You are thinking the same things I am. I posted a thread earlier last year noting that this “rollout” is like the Edsel from the 1950’s, all hype, no details. I just updated my cell phone so I am ok, with tha (I hope). However, I have Bradford’s Clickforms and my iPad is going on 10 years old and would like to upgrade but am paranoid I will and then be told, “no, wrong one, not compatible”.How do appraisers get ready? So why not talk to Bradford Tech about which Apple is the most compatible? A 10 year old one will certainly have issues with other software too.Thank you, Chad. You are thinking the same things I am. Bradford said their mobile app is made for the Ipad Pro. I haven't heard whether or not it is cloud based or device basedThank you, Chad. You are thinking the same things I am. That's just it. They are NOT ready yet. I have asked and just get non-answers and vague predictions.....definately not anything to bank on in way of buying expensive hardware. All they say is the iPadPro. Ok, cool. What else? Do I NEED that or is that just their recommendation? So why not talk to Bradford Tech about which Apple is the most compatible? Time to move into new stuff so you can get a head start using the new laptop. You can load your existing Bradford Software on now and use it until 3.6 hits.
Most agree there will be multiple bugs and pitfalls while they attempt to work out the flaws, during that time period, which direction do you think the GSE finger of blame will point? Towards the software companies or the individual appraiser? I predict Joan of Buzz will rise from the ashes to lead one last attack on the individual appraiser, even if said appraiser has left the business. Scapegoats R US.I think it will roll out on time, but in a way that makes it real obvious that they needed more time. So it will be super sucky for a while
I've used SFREP forever, love the product and the people there. however, my concern is no matter how competent and honest they are, they could have the rug pulled at any moment by those higher in the food chain. The GSEs want unpaid food tasters for something in which we currently don't know the ingredients and have know way of knowing what they'll serve in November of 2026."And for the 1-2 that I hear have, can I go on for free and use it?"

I started working on a concept of mobile app that works offline (and even incorporates on-device AI for voice dictation and basic image classification). Pretty decent results, but requires a newer iPhone with the AI capable chip. I need to find more time to work on it, Swift (Apples device programming language) is new to me so having to learn as I go.I don’t think any system that consist of doing too much of the field appraisal work and uploading directly into a cloud is a viable system. I work in a fairly urban area and you’d be surprised how many areas don’t have wireless services. I use it for minor applications in my main job, but if I was having to do 80% of my appraisal out in the field like some suggesting, and then it failed during the upload, it would be a major problem. Especially with no paper notes as backups.
You’d be surprised how many times I’m within 5 miles of a major metro area and wireless on a brand new iPad won’t connect. And forget about anything even semi rural.
