Why is the Buzz panicking over the failure of 3.6?

It's clear in all their spam emails there is a sense of urgency behind the scenes, someone is in major damage control and there is panic in the air. It's obvious it's a mess, only two competed reports and they're acting like the atom has successfully been split. Their "relationship" with the GSE/AMC machine has always been murky. Will it take 5 years for them to fix it or will they go back to drawing board?
 
The following is a post by Andy Arledge, Appraiser/Software developer, on a new Facebook group, "Appraisers perspective on UAD 3.6":
"One last thing, I know January 26 is the broad production date according to the GSE's. September 1 was their deadline to start the beta testing and they wanted several major lenders to send 1000 reports per month to do a trial run of the systems. As of last week, I was told less than 100 reports total had been turned in and most of them were by email. Only of couple of portals and none of the LOS systems are ready, I've been told. So no large volume will happen until that occurs. Since the September 1 event hasn't happened yet, 4 months later. My guess is the January 26 event won't happen until late Q2 2026. That's just my guess but I talk to people in the know nearly every week. So don't panic, there's still time."
 
If what Terry posted above is accurate, the entire timeline might be getting kicked back by two whole quarters or more (because it sounds like that they're nowhere close to reaching even the delayed September 1 beta rollout date), which would put us in the summer of '27 - or even the Fall of '27 - before the final implementation of the Abomination - and the Centennial celebration of the Greatest Baseball Team of ALL TIME!!! :unsure: :beer::rolf:

(I hope y'all don't forget who it was who first predicted a 6 to 12 month delay in the final implementation of the Abomination) :cool:

Fannie Mae, in collaboration with Freddie Mac and under the direction of the FHFA, has been working on the Uniform Appraisal Dataset (UAD) 3.6 and Forms Redesign project for over five years, with development efforts underway since roughly 2018. A limited production period began in September 2025, leading up to a full implementation in 2026.

The key will be when the LOS systems are ready, production side always wins.
 
Just worked through one using the AIVRE offering. Pretty straightforward, but it will be a pretty good learning curve. It will be interesting to see how their pricing schemes change in response to Zitin's offering...

Maybe the problem is Windows 11 which is now AI, 100% spyware and Copilot is trying to 'fix' your forms by changing it to suit them. Perhaps this is a hardware problem Microsoft wants to write the report for you. :fencing:(n)(y):shrug::guns::rolf:
 
somewhere, somehow, somebody must have kicked you around, some....who knows, maybe you were kidnapped, tied up, taken away and held for ransom....it don't really matter to me...everybody's had to fight to be free :rof:

How much longer did it take you? Was it a real order or just practice?
