Many smaller banks are already exiting the mortgage business just doing Helocs and small non GSE loans. Their wealth clients are handled by a team that correspond with large money center banks. They don't want bothered with trying to compete with the big operations.

That's correct. We are in the 'real' launch now, though. Live 3.6 appraisals are being ordered - and submitted. The hard deadline for submission of 2.6, however, is 11/1. Not 2027. And - to NS's point - most lenders will probably transition to 'only' 3.6 WELL before the 11/1 deadline.

True. And it's an easy transition since most GSE related lending sides were operating separately anyway.

And folks wonder why our profession isn't taken seriously...
Very few people ever deal with appraisers even when doing a refinance the appraisers often in and out in 10 minutes and no interaction with him or her. That's why few ever think about appraisers and the same with loan originator today few ever interact with the appraisers. Because of no visable profession it's simply not one that anyone cares about. Kinda like being a mortician everyone needs one at some point but nobody knows them by name. Their 3 6 is cremations are killing that job.

I'm not doubting you, but I do doubt the AMC's email blasts. On the one hand they're claiming thousands of 3.6 assignments are being processed, yet all they do is ask what my 3.6 fees will be. Also, if they're actually being ordered in the quantity they claim, surely I would have received at least one official "3.6 bid request" for an actual assignment for a property that exists. Instead, I'm inundated with 3.6 propaganda which often contradicts what their competitors are saying. Is it possible the AMCs have hired marketing people that were DOGED from the federal government? I must be on a 3.6 blacklist for having a habit of insulting the Uniparty in DC.

Oh, I certainly didn't mean to imply that the 3.6 volume is anything near the 2.6 volume. I had my first request for a 3.6 about 4 weeks ago. Week after that, 0. Three last week. It's definitely picking up speed. I could be wrong, but I actually think appraisers are ahead of some of the other players (at least the ones who plan on staying on the bus). Software providers are struggling and delivery platforms are struggling as well. Add to that most folks on the sales/origination side of the house have no idea what 3.6 even is. It's gonna be a cluster - no doubt. Unlike the predictions from some, however, it WILL be here to stay.

Love the uniparty term. That's exactly what it is - a plutocracy.

I’m keeping an open mind and planning to work through it as things develop, but I do have some practical questions—particularly around mobile workflows. Like many in the profession, I’m 50+, and presbyopia is just part of the reality at this stage of my life. Even with progressive lenses or dedicated computer glasses, I find tablets—and especially phones—challenging for detailed work. They’re fine for email or light use, but extended data entry or precision tasks can be difficult.

I’ve tried increasing font sizes and making adjustments, but it still feels like going from the 27" monitor in my office to an old 13" from the 1990s, without the benefit of younger eyes. I understand desktop workflows will be available initially, but I’ve also heard that mobile data collection in the field is really the only way to go, especially to avoid missing the additional required details compared to traditional methods.

I’m planning to give it a fair try, and I’m sure some will adapt more easily than others. I am hopeful but a little worried, but just vision issues working on such small devises might push me out in the end. But, I haven't completed one of these 3.6 yet, and I am sure tablets are better in a lot of ways than when I tried and abandonded using one several years back. It might be a case where my limitations push me out eventually. It is what it is tho, it is happening across all proffesions.
