I note that the some of the usual humorless, "human-approximating-cardboard-cutouts", or "NPCs" in new-speak, who are also bereft of any traces of noticeable personality - or of any outside interests, it would appear - are out in force today. :unsure:

Trying to figure out how that would work, and I got nothing... I love the advice, though.
 
There is no requirement to go mobile and imo having that be a solution is being overhyped.

Try filling out a UAD 3.6 using your own home as the guinea pig ( or redo an appraisal you have already done), the same tools you use now, and see how it goes.

I could see having the mobile app on my iPhone for photo placement, since I take photos on my iPhone now. I am not planning to use a mobile app other than that- imo using a clipboard for inspeciton is so much faster. What advantage is there to filling out all those data fields on site instead of back at my home office? - I can not think of any.

I’m keeping an open mind on this for that exact reason. My comments are based primarily on what I’ve seen discussed across multiple forums—specifically, that relying on clipboard-style data collection, even when combined with photos, can make it difficult (if not impractical) to capture all required data without ending up with excessive notes, additional pages, or even return visits to the property.

That said, I want to be clear that this is all secondhand information—I don’t have direct experience with that workflow yet. I plan to test it myself and form my own conclusions.

At this point, I don’t see myself fully transitioning to smaller devices like tablets or phones for extended work sessions. That’s just not a realistic fit for how I work. However, in my opinion, even with the industry’s push toward mobile-first data collection, there still need to be considerations for accessibility and reasonable accommodations—just like in any other profession.

So, for now, I’m approaching it with some skepticism, but also some willingness to see how it performs in practice.

I do a site plan with lot lines, setbacks, and site improvements in addition to my building diagram. I include an interior floorplan with ceiling heights and floor coverings and doorways and fireplaces on the diagram I'm drawing. Notes to the side for kitchen and bath buildouts. You can add a lot of details to that diagram while you're walking through. It doesn't take much time.

If I wanted to go old-school and fill out something on paper I'd build a concise SFR-oriented table in Excel following the same sequence as the UAD. 2 or possibly 3 columns per page. Set the side and bottom margins to 1/4" to maximize the usage of the page.

It might only take a couple hours to build that kind of format. If I wanted to build boilerplate for some of the comments I could do that in the same Excel file, off to the side on the non-printed sides of the worksheet. Then copy/paste into the "report" and edit as necessary.

One tab per page. That makes navigation easier when there are multiple pages (as opposed to endless scrolling). .
 
I played with the Total 3.6 a little bit today. Doesn't seem like much more data to be collected, but just more information to be reported.

Reporting that additional information in Total is tedious. It seems like as designed, it works best by doing most things by keyboard, going field by field. Mouse is mostly useful for dragging and dropping of images.

Maybe I will play with it a little bit more tomorrow.
