It is what it is tho, it is happening across all proffesions.
That's the bottom line. For some reason, certain appraisers believe that this profession should be exempt, protected from the oncoming AI train at the end of the tunnel, hoping for special dispensation from the basic laws of economics.

The only thing SOME of us are complaining about is the way that this was done - all at once instead of a gradual "phasing in" of various innovations over a number of years to allow for testing and adjustment of workflows - and the ridiculous, totally unnecessary scope of it. Over-the-top, and designed to - in one fell swoop - completely eliminate the profitability of a tried and trusted small business model like ours.

Remember - this is NOT being foisted on us by new, market driven, private innovation - its a "Government Fiat" being imposed "from above" by unaccountable BUREAUCRATS.

Do you think that - in ANY context - family, business, culture, nation - discounting, devaluing and throwing by the wayside the experience of the most seasoned older individuals, built up over decades of practice and life EVER "ends well"?

I rest my case. :unsure:

I’m keeping an open mind and planning to work through it as things develop, but I do have some practical questions—particularly around mobile workflows. Like many in the profession, I’m 50+, and presbyopia is just part of the reality at this stage of my life. Even with progressive lenses or dedicated computer glasses, I find tablets—and especially phones—challenging for detailed work. They’re fine for email or light use, but extended data entry or precision tasks can be difficult.

I’ve tried increasing font sizes and making adjustments, but it still feels like going from the 27" monitor in my office to an old 13" from the 1990s, without the benefit of younger eyes. I understand desktop workflows will be available initially, but I’ve also heard that mobile data collection in the field is really the only way to go, especially to avoid missing the additional required details compared to traditional methods.

I’m planning to give it a fair try, and I’m sure some will adapt more easily than others. I am hopeful but a little worried, but just vision issues working on such small devises might push me out in the end. But, I haven't completed one of these 3.6 yet, and I am sure tablets are better in a lot of ways than when I tried and abandonded using one several years back. It might be a case where my limitations push me out eventually. It is what it is tho, it is happening across all proffesions.
There is no requirement to go mobile and imo having that be a solution is being overhyped.

Try filling out a UAD 3.6 using your own home as the guinea pig ( or redo an appraisal you have already done), the same tools you use now, and see how it goes.

I could see having the mobile app on my iPhone for photo placement, since I take photos on my iPhone now. I am not planning to use a mobile app other than that- imo using a clipboard for inspeciton is so much faster. What advantage is there to filling out all those data fields on site instead of back at my home office? - I can not think of any.

The wisdom of their decision making is a separate discussion.

Bear in mind, the new UAD is about the SR2 format, same as the old UAD. Neither are about the SR1 analyses, so your experience and judgement are still in play.
 
I have yet to finish a UAD 3.6 and might hate it or be unable to wrangle it. Though I tried a few pages and it was surprisingly okay. However, I did not try to load photos, etc.

What I don't get is why people feel pressured to use a mobile app, or ditch their clipboard ( if they use one ), or that they need to subscribe to an AI-type data fill service. There are no requirements for it - even though at one point the GSEs used one of those services as an example of an illustration to support your adjustments. ALAMODE offers a version of data-linked software to MLS to create charts etc, which I might get simply because an illustration of market trends adjustments might be required or wanted by lenders. I assume the other appraisal software-form companies offer a similar option. (for a price of course )

It’s going to be a **** show of epic proportions unless the GSEs and software companies can get on the same page in the next six months.
 
I mean, I'm personally very grateful that, throughout the course of history, folks who were thought to be the 'most seasoned' actually turned out to be the buffoons. Some examples that actually changed history include denouncement of the flat earthers, germ origination theory, elimination of slavery, and women's/minority suffrage to name a few. I'd argue that, at least in these cases, it ended VERY well...

You're not incorrect about this. 09/26 through ~ 03/27 is gonna be a tough 6 months for everyone in the GSE lending space.

Whether it's 'foisted' on appraisers by the gov't or by the market, it has nonetheless been foisted and all of the complaining and gnashing of teeth is not going to change the situation.

Accept it or don't. Personally I rejected the UAD and moved to other appraisal avenues when they foisted that abomination on us. I could have complained ad-nauseum but chose to move along.

Maybe this and other 3.6 threads are good therapy and if so, have at it but they aren't going to change anything.
 
This effort isn't being made on behalf of the appraisers and appraisal reports. As I understand it, the UAD being made on behalf of the users and the info is being used internally across multiple functions besides the valuation.

Going to the opposite extreme, if they required narrative appraisal reports that would be a reporting issue, not a development issue.
