My restaurant tenant sold his business last year.
Now he still works there and get paid hourly. Some people like to get paid by the hour.
Is that the same one that code enforcement called you putting up fence and you got a letter from code? How did that work out?

You never did say if you thought the improvements made without a permit improved your property or not.

Many restaurants do like hand railing on outside for outside dining. I don't know your property or how code saw it. I don't know nearby tenants either that may not have like it.

Is the restaurant doing okay?

I feel like I live and breathe appraisal work right now. If I'm not accepting, bidding, scheduling, calling realtors, typing, inspecting, driving, or photo taking, I'm asleep. I'm still a noob though, so it probably takes me much longer than the average appraiser's report-writing time. I can't imagine what it'll be like with the new form. I'm already exhausted thinking about it. I should add I still work under someone, so I'm always at work from 8-5, regardless of holidays (minus Christmas and Thanksgiving). Then, I head home to be present with my family till 9, when everyone lies down, and then I'm back at it till the wee morning hours and do it all over again. I'm off Sat and Sun, but I usually write reports from Friday's inspections randomly throughout the weekend. I'm still a happy camper and constantly learning, so that's a plus. Never thought my car would have over $280,000 miles on it either, but here we are... HA!

Have you ever tried cramming all of your inspections on the weekend then typing during the week? It's much more efficient you can get a lot more done that way has been my experience

My favorite thing about this job is going out and looking at properties. It’s a good mix of field experience and then back in the office writing reports. Take away the field portion and I’m probably not interested in it anymore. I have thought about doing inspections two or three days a week and then in the office the other days, but I just can’t sit in a home office all day.

It’s what I like best about my full-time job too, a nice mix of fieldwork and office work.

And it’s important since field experience is probably the most important factor in appraising.

I'm right there with you. A lot of my work is rural and I enjoy getting out and seeing different areas. I also like being in my home office for a little while but I can't spend all day here. I have to go out and be around people.

This is how I do it. One inspection day per week (two if busy) and write the rest of the week. My area is too rural to go out every day or get destroyed in gas and depreciation.

That being said, also can't sit at the desk all day. Typically sit for an hour or two and then walk the dogs, workout, cut firewood, garden, etc and then head back in for another desk session.

My favorite part of rural work is the sights on the roads and people I meet.

Sometimes a long road trip is just what the doctor ordered.

One day years n years ago when I managed various departments in a small acute care hospital about 40 miles east of LA, the administrator called me into her office to ask whether I knew anything about a call she had received from the mayor who observed my maintenance crew painting city street curbs red. [Course she naturally knew I was involved in the caper.] Seems the mayor was put-off by public streets being designated as a no parking zone! My justifiction was that the Public Workss Dept failed to return my voice message.....

Here's my day-

5:30 wake up, help wife and kiddo get ready.
6:30 they leave for work/day care and I get in the car and start my field work (I try to schedule all my inspections as early as possible)

1-5pm get home from inspections and driving and type reports

5-7pm have dinner and hang with wife/kiddo

7-11pm type reports

It's 15+ hours a day and I'm getting tired of it.

That can't be your day to day everyday. If it is then it means you probably have good earnings. Leave at 6:30 and home at 1-5 is 5-10 hours of appointments.

I think you are probably just describing your busiest days.

I work Saturday and Sunday too obviously not that much. I do have good earnings. Not to brag I’m going to Turks and Caicos next week haha.

I type all of my father’s appraisal reports and I have my own appraisals and I do PDC inspections too and I’m a realtor.
