Has Anyone Completed A 3.6 Yet

It's not the UAD 3.6.

Appraisers are freaking out for nothing.

After all of the software companies are 100% finished and we are about 3 months in, it's going to take the same amout of time and will cost less.

Why? 1 reason not having to drive by comps. Save gas, tires and time. I spend 10 minutes to 1.5 hours driving comps. Average 30 minutes. 25k miles on my car. I predict 12k in miles with the uad.

Now the measuring of the decks and porches may come in to play. But I plan on using the agents or tax card for those.

Its not the form to worry about....its the complex orders that will be the norm and the AI appraisal firms churning and burning.....the 30 minute appraisal.

Nobody is ready. All of the software is disfunctional. We're looking at 2030 before any of this is ready. In the meantime I will be building up the private work and brokerage side of things. Won't ever retire, like to spend money too much...... Feeling sorry for the less aged.
 
It is really annoying to have a portal used by many AMCs and lenders, which has a flashing alert at the left bottom column repeatedly asking appraisers to state whether they are "QUALIFIED" and agree to comply with the 3.6, make up a fee for the 3.6 work the majority of us have little to no experience with, so they can take whatever we say and then squeeze it by 75% and say that's C&R.

Every time I see that, I think....yeah, non-lender work is calling my name, and as I move past the pinnacle of my earning years into enjoying more leisure time, resisting the 3.6 and 'abandoning' the AMC's requiring it seems the best ticket to ride for me.

I'm a QUALIFIED appraiser. Don't need to 'qualify' to fill out an arbitrary form/format. If it's NOT a PITA, and remuneration is adequate, I'll do their FORM. If not... Buh BYE! If we were smart enough to become appraisers, we're smart enough to do a myriad of other kinds of work where the robot's confining demands are not crushing the life out of us.

Them asking if you are qualified is because they want to know how soon they can start stealing your data to feed into the AI machine leaning AVM model. Anyone doing 3.6 appraisals for less than $1k is a straight idiot. You have to charge a premium for their data theft that will eventually be used to reduce your own volume by 90%.

I hope so! 2030 would get me closer to retirement :clapping:
 
Let someone else make that money....probably a AI appraiser

And the GSEs will use that as an excuse to push waivers and PDCs even harder.

those people aren’t the kind to ever admit they screwed up and might want to reconsider things. It’s just not a personality trait they possess.

I’ll bring it up in November and if it works, it works, if it doesn’t, I’ll let the lender know that the system is not ready yet and to let the borrower know everything’s on hold. :rof:

What I’m not doing is paying another dime to the snake oil pushers to go take a class and learn how to do an appraisal again after 25 years.
