Artificial intelligence and changes in reporting rules are disrupting traditional appraisal operations in 2026, and tech providers are moving in with new solutions.

The names for the software products sound like moon launches -

AI from these companies is not much different from Spark or data master, which can import data from MLS or public records. MLS can create a stat or a graph. The AI is set up to import it into 3.6, and perhaps it can be prompted to pick some lousy comps....or run a regression to "support" an adjustment that the appraiser did not develop- the software developed the adjustment, then supports its own data, whether it is relevant to that particular property and market segment or not. But who cares... since it was done fast and cheap and the AMC made bank.

AI can be prompted to write a narrative consisting of professional-sounding verbiage, which may or may not be meaningful.
It appears that nobody will be checking the appraisals to see if AI wrote the narrative or whether the appraiser understood it or whether it is applicable to the particular subject.

All the GSE needs is minimal, targeted data collection from cheap sources. AI can easily do 99 percent of current appraisal work with sufficient data. A human appraiser will be used when clients are upset with value. Kind of dangerous over long term for the few appraisers left having their appeal work matched up against AI in disputes.
 
The MLS data is mostly wrong. The tax records are wrong most of the time for a myriad of reasons. Any analysis derived directly from those sources is probably not going to be correct. But does it matter in this brave new world we're embarking on?
 
I wouldn't be surprised if all this property DNA we will be collecting will eventually make it to the tax assessors. Wouldn't that be a boon for homeowners...

Do we not use the same data? On every report that I see...data source MLS....verifications source tax card.

No offense, do you really think every appraiser is really verifying the data with third parties like we are suppose to do? No.

Take driverless cars. They say they are zzz times safer. Ok. Maybe. Probably. But that 10% or less chance that they fail. They are still safer than human drivers.

My argument is it in the best interest for human kind in general? No.

That's where the profession is headed. 80% of the time avms are going to be close enough. 20% will be left For us.

Appraisers can keep lying to themselves but it is the truth. Avms are close enough 80% of the time.

For us and AI in general, in many cases AI or robots will be better than us. Im not a cheerleader. I actually sit back and roll my eyes at the cheerleaders that have been manipulated. Cheerleadeing at the demise of human kind. I find it sickening watching other humans cheerleadering for this crap so they can make $$$$$.

AI is not going to replace everyone. It is going to make things so efficient that it will reduce the workforce.

It's much like the nuclear bomb. There's no stopping development. Nobody knows what will happen. Maybe it will be ok and maybe it won't.

Being optimistic regarding things out of your control never has a downside.
 
Good morning, I am wondering if anyone has actually completed a 3.6 yet, what software you used and how long did it take? Was it worth your fee? I have tried 3 different software options (ACI, which is not even ready yet, Aivre and Total). I try to slog my way through all of them, and run into problems every time. I cannot seem to complete one from start to finish, and am so frustrated! Any words of advice (besides retiring!!) :LOL:
I have completed several as demo's to prospective clients. The form I copied off the HUD web site, I then fed it to my AI companion and together we developed a form lenders like.

When we see an appraiser adjusting at $30/SF on a 5 million dollar home, we do not care how if that adjustment came from a list or from AI :)

Yep. AI is just a tool. At least at this point in time. Eventually, they will, for all practical purposes, run things (hopefully with some human oversight).

But as things stand now, they miss or skip gears and fail, they lose traction with reality, and so many other things go wrong.

Not all the time. Just 1 out of 10 times or worse.
