Intimidation....I Will Not Be Silenced

Man, the false narrative around that list has been brutal. You know what that was, right? It was just the first six people who got put on that long list that JG posted above :) Yet, it got twisted into something it never was, and certain people like still point to that to assert some sort of special treatment for certain AMCs, even thought it has grown to the list I linked in a prior post. Hard to kill a good internet conspiracy theory.
Im just enjoying stirring the pot. You are correct, it's been going on longer per clear crapitle

Since 2019, Clear Capital has completed more than 250,000 data collections for agency loans that utilized various appraisal modernization programs. The company’s panel of more than 4,200 background-checked and trained real estate brokers/agents enables lenders to provide 97% coverage nationwide with proven performance and quality. Clear Capital is a leading provider of hybrid appraisals for mortgage origination.

As for special treatment....maybe the AI is wrong....

As a primary, tier-one Approved Seller/Servicer for Fannie Mae, Rocket Mortgage did not just participate—they were heavily involved in the automated tech rollout. Their status under this program operates through specific mechanisms: [1]
  • Direct System Integration: Because Rocket Mortgage operates as a major FinTech lender, their internal proprietary platform integrates directly with Fannie Mae's Desktop Underwriter (DU) API. This direct connection is what triggers the appraisal waivers (Value Acceptance) or hybrid mandates (Value Acceptance + Property Data) in real-time as soon as a loan file is submitted. [1, 2, 3, 4, 5]
  • A History of Technology Pilot Partnerships: Quicken Loans/Rocket Mortgage historically serves as a primary pilot partner for Fannie Mae's digital modernizations. For example, Fannie Mae selected them as an elite launch partner for its Single Source Validation pilot program to digitally validate assets, employment, and income without paperwork. [1]
  • eClosing and Hybrid Closings Volume: Because Rocket Mortgage is one of the highest-volume lenders using automated appraisal tools, they heavily utilized the hybrid data pathways to complete over one million digital loan closings. [1, 2, 3]
While some smaller banks and credit unions require special manual sign-offs to use alternative valuation tools, major institutions like Rocket Mortgage receive immediate blanket approvals to deploy any waiver or hybrid path authorized by Fannie Mae's risk engine waterfall.

AI be lying again

the major mortgage industry conferences in 2018 (such as the MBA Annual Convention & Expo and the Valuation Expo), Clear Capital and Quicken Loans sharing a stage or co-presenting on appraisal waivers and hybrid valuations was a pivotal milestone.
This specific 2018 timeline represented the very beginning of what would eventually become Fannie Mae's official policy rollout years later. At that time, the entities showcased the early pilot programs that laid the foundation for modern valuation rules:

The 2018 Alliance: Testing the Waters
In 2018, Fannie Mae and Freddie Mac (the GSEs) were aggressively expanding early versions of data-driven programs, specifically Freddie Mac's Automated Collateral Evaluation (ACE) and Fannie Mae's Day 1 Certainty initiative. [1, 2]
  • Quicken Loans was serving as the primary high-volume tech incubator for these automated systems, looking to eliminate structural real estate bottlenecks.
  • Clear Capital provided the logistics, heavily promoting their early proprietary bifurcated/hybrid appraisal workflows. In these early 2018 test models, a real estate agent or a background-checked inspector would use a mobile app to map the house, and a licensed appraiser would use that data to sign off on a desktop valuation. [1, 2]

️ The Core Conference Message
When executives from Clear Capital (such as Kenon Chen) and Quicken Loans spoke on valuation panels in 2018, their unified presentation focused on three main arguments to skeptical industry rooms: [1, 2]
  1. Addressing the Appraiser Shortage: They argued that hybrid models would save appraisers hours of driving time, allowing a shrinking workforce to process more volume. [1, 2]
  2. Mitigating Risk Through Tech: Quicken Loans shared data showing that properties utilizing a combination of automated waivers and localized data collections did not result in higher default rates compared to traditional walk-throughs.
  3. Speed to Close: They demonstrated that moving a borrower away from a traditional 10-to-14-day physical appraisal track down to a 2-day hybrid or instant waiver track dramatically lowered overall consumer friction and dropped loan cycle times. [1, 2]

they lied when they said CU was just a risk review tool...then just waive a small number of refi's...then off to purchases to set the markets :rof:

He doesn't know what he doesn't know and his experience is very narrow and mostly in the loan production world using GSE forms and Certifications.

I’ve been an appraiser for 25 years. I wasn’t permitted to send my cousins out to do field inspections for any of those years. Hell, Wasn’t even able to send a trainee out on their own. A few appraisers lost their license over the years because of this. But you two already know that.

Be careful of the company you keep and which side you’re on. Despite what the board USPAP genius claims, the property inspection portion of the appraisal was included in the USPAP manual for my first nine versions of it. But again, you already knew that.

It wasn’t until revaa members figured they could make more money did they go and sebd there scumbag mouthpieces around to the states to get them to ignore laws.

Where was it located in USPAP ?

Don't confuse Lender or GSE assignment conditions or their Certifications as coming from USPAP.

We’ve talked about this plenty of times. They’ve already admitted it was removed.

I don’t know if you ever were an appraiser, it if so, how many times did you send unlicensed people to do your inspections? Even those corrupt appraisers years ago that had runners all over the state, they were at least using trainees. The current system is worse than that :rof:

It’s like arguing with the braindead :rof:

They said it was removed because it was “wrong”. :rof: :rof: :rof:

You can’t make this **** up. Funny how things are suddenly wrong when they can make their friends that run AMC‘s money.

The liars, scam artists, and corruption in this industry makes me sick. And some of you thought the dirty mortgage brokers were disgusting people?

You just keep repeating nonsense and you revert to how you think things should be not how they are or have been done.We had a licensed architect measure some high end Beverly Hills type Mansions and I didn't hold his hand but used his sketch and measurements as the GLA and room count. Was he the appraiser ? No I just disclose he measured the property. GSEs don't purchase $10 Million dollar loans and you don't use their forms or certifications. Is the Architect a runner or does he sign the finished appraisal ? No
