Become and sell yourself as a 3.6 Reviewer in 2027 by learning and becoming an expert and go to guy or gal that provides an affordable service to lenders.
 
I don’t know, the pay for reviewers is pretty low. Being a self employed appraiser has always been where the money is.

Volume and you never leave your desk and no time and gas wasted driving around. Then add in Desk Tops only and your ready to roll.
 
One of my direct lenders, the reviewers work at home. i imagine looking at the new 3.6 split grid is tiresome going back and forth.

Use a Big Monitor and no big deal better than doing one on a Laptop but one way to quit burning time and gas driving long distances.
 
While it may not be everyone's cup of tea, it could be an option for some. I'd rather review these reports than try to create them. Especially for someone within 1-2 years of exiting the profession. No geo competency needed.

Of course I imagine AI will take the bulk of this review work, but if it IS available, give it a look!
 
Leaving the desk doing appraisal inspections is the only fun part of this job. Take that away, it’s miserable.
For you but in places like LA and Orange Counties hours in traffic all times of ths day can be brutal. We often spent upwards of 3 to 4 hours a day just driving and even if within 10 miles it could suck up a morning so nothing fun about that.
 
Not to mention shrinking fees and rising costs for everything, especially fuel. If I had to stay in this profession 1-2 more years, I would take a look at review work. I think 3.6 will cause a very large backlog of reports, anyone who can help clear that in any way will be worth some good $$ to the power brokers. Heck, maybe even be a consultative advisor to other appraisers. If you are slow now, not making enough $ to pay your $4.50/gallon gas bill, why not? I've not been tracking it, but what is it now like 2 months til adoption?
