Tired of this being a big secret or Mysterious! Ridiculous.. This is a TON of new information! Each ROOM has to be labeled and inserted into the report-including laundry-(dumb).. so much added-need to take pics of the front door-the windows-the flooring!
 
So Charge $700.00 and see if it works for you and if it does your winning and if it doesn't you will have to lower your fees. It's that easy.

This is the correct answer. It is data harvesting to train the AI.

Sounds fine, and IMO the "ton of new info" is long overdue and should be more, via AI powered photo analysis.

IMO you could quadruple the Appraiser fees if need to get them to do 3.6 reports without complaining and it wouldn't show on any radar or move any needles, because the cost of Appraisal is still a very small sliver of the total Closing Costs and Appraisals per se really aren't the problem in the overall home buying process.

Problem is they are not done prior to listing. If RE Agents are going to make $25,000 for doing a poor job of a 30 mins effort of a Zillow listing, it would be OK for a Seller to have a bank, any bank, do a $1000 3.6 Appraisal so Sellers would at least know its not going to a be waste of time to visit that house, even if they don't go with Seller's bank.

One of my pet peeves with Zillow listings is they tend to not show the "servant's rooms" like laundry, garage interior, pantry, alley, etc.

You ain't showing a $50M estate to a legit billionaire.
 
My wife just completed her first 3.6 report. Easy subject in an easy area. Took her 4 days to complete.

Got my first 3.6 request today. This will be interesting!! Needless to say I will be brushing up on the Total Mobile App before I go out!!!
 
A new higher fee means no extra income if it takes more time to do it. Still at breakeven, or a loss in real income from the last 5 years of no fee raising.

This is straight talk to the younger crowd. Look for a better income job/profession now.
