Maybe out in CA. But many baths in my areas are only about 60 sf. I can't remember making an adjustment for 60 sf in a 250k 2000sf houseGLA adjustment pretty much should cover these differences in most properties?

The appraiser must enter the total number of full baths and partial baths above grade. A
three-quarter bath is to be counted as a full bath in all cases. Quarter baths (baths that
feature only a toilet) are not to be included in the bathroom count. The number of full
and half baths must be entered, separated by a period. The full bath count is represented
to the left of the period. The half bath count is represented to the right of the period.

How many bathrooms have 5 or more fixtures? I've seen quite a few myself. It is a 1½ bath?FNMA says a full bathroom is 4 fixtures with a 3/4 also considered a full bathroom. 2 fixtures is a half-bath.
And the water closet was born.Sheesh... I posted an actual toilet in a walk-in closet and didn't get 3 pages of attention.
