1/2 Bath Or Full Bath?

Ahso, thus the double-dipping stip has life. :)
 
Well I guess it could be a functional utility adjustment if that would be more agreeable. Imagine you live in a three bedroom modest house with one bath. Or even a two BR one bath. You have twins in the one bedroom and a spouse and yourself in the other. Everyone goes to work or school at the same time. Would you pay more for a second bath? Is it more than the value of the same amount of GLA in the living room?

Now if you live a life of abundance, with as many baths and bedrooms as a motel, a great volume of GLA and ocean views for you, your family of exceptional children who did not cost more than 500k apiece to get into an ordinary university, and your au-paire, then maybe not so salient a matter. lol

GLA adjustment pretty much should cover these differences in most properties?
Maybe out in CA. But many baths in my areas are only about 60 sf. I can't remember making an adjustment for 60 sf in a 250k 2000sf house
 
like others have said i would consider it a half-bath with explanation

FNMA says a full bathroom is 4 fixtures with a 3/4 also considered a full bathroom. 2 fixtures is a half-bath.

FHA says the same thing
FHA report guide said:

- For purposes of this report, in the “Improvements” section, “Finished Rooms Above Grade,” the
count of bathrooms is represented as the number of “full” bathrooms to the left of the period and
the count of “half” bathrooms to the right of the period.
- A three-quarter bath is counted as a full bath.
- Quarter baths (baths that feature only a toilet) are not included in the bathroom count.

How many bathrooms have 5 or more fixtures? I've seen quite a few myself. It is a 1½ bath?
 
Sheesh... I posted an actual toilet in a walk-in closet and didn't get 3 pages of attention.
 
My mom's condo unit has a sink just outside of the bathroom. I'd be inclined to call that a full bath. Hotels often have a similar setup.

Quite a few warehouse and auto repair facilities just have a toilet with no sink. Men can't be bothered with this "washing hands" nonsense
 
I was restoring a Victorian house and moved a replaced toilet to an empty closet to be able to paint. When I refi'd, I noticed later that the appraiser counted an extra "half bath".
