I was just agreeing with you about the importance of driving the comps.
lol. But I wasn't defending that position. I was actually stating that - in most situations - there probably isn't a need to drive the comps... :)
 
As a trainee, you need to do what your supervisory appraiser says to do. What I do is keep driving and use an MLS photo. The certification requires that you view the comparable from public streets. It does not require you to take a photo. Some Clients want original pics however, I've never had any pushback when using an MLS photo.... as long as the reason for using it is included in the report.
Some clients such as FHA want photos no matter what. In this case I would take a picture of the street or street sign or whatever else to document I was there if I wasn't able to see the property from the street or did not feel safe taking it/kids out front or something.

Yea it really depends. If I'm in an area where people may think I'm a cop or a lot of rentals it may not be worth it. Plus I don't always have time for a conversation.
 
I don't get many rural assignments anymore, because once I add up the extra potential time and gas money to drive comps, plus the time/gas $ just to get there, and work that into my fee formula, most clients don't want to pay that,
Always been a problem but perhaps $5 gasoline will let it be obvious. My last rural assignment was 30 miles out, one way. But the comps were 6, 13, and 22 miles away, all in the same county, and the subject school and post office was in an adjacent county, the comps were in the same county and in one school district. There are basically only 3 schools in a half county so the school districts are large. Jay schools also extend into Mayes County, and Salina Schools extend into Delaware County. PS - "Kansas" is the name of the town, not the state.

I was wondering the same thing. In my areas this would not impact value as buyers do not care right now.
Agreed. When inventory is low, buyers have less opportunity to be 'picky', thus external obsolescence tends to be mitigated...
 
Yes, it's visible. Not everything is as evident like a PL easement from google earth.

Agreed - and Google doesn't have street view in a lot of rural areas. I suspect those areas won't see Desktop appraisals any time in the near future.
 
I've been wondering about this, as I'm a trainee. If there are people in the yard/will be in the photo of a comp (even if it's just adults), do you ask them to move, take the photo anyway, or just keep driving and use an MLS or Google photo?
USE blurrrr' to edit photos. NO biggy.
