Those corrupt organizations will pay everybody except for the working appraiser. The problem with trainees in this profession with such an easy fix, it’s unbelievable. But the alphabet soup agencies and entities in DC are only interested in helping their friends, not the independent small businessman.

Parea it’s pretty much dead at this point. Only thing keeping it alive is the free government money. And AI dues :rof:
 
Taking trainees on in an oversupplied market is the equivalent of stabbing their peers in the chest. Face to face.
Especially when they're doing it for the money.

I have similar criticisms about the PAREA vendors. Everyone else can do what they do, but I won't spend one dime with an education provider that is also running a PAREA program. Not in an oversupplied market for appraisal services.

I agree, there’s not enough work now to take on a trainee. I would’ve taken on 1-2 as independent contractors over most of the last decade if the system was set up to make it even a little easier for both the trainee and the supervisor to make money. But there’s a reason they made it difficult.

I agree there's not enough work, but imagine if TAF and the appraisal insta-toot really cared about the health of the industry and offered boots on the ground appraisers funding and resources to train the next generation? As an added bonus the funding would be a welcome boost to experienced appraisers willing to train. Yeah, I know it's a pipe dream. Those with the connections want the grant money for themselves.

If the fee appraisal business is going to be economically stressed for the foreseeable future then throwing money at adding more heads isn't going to make it viable. In 2025 appraisers are still getting starved out. All adding more heads does right now is dig that hole deeper that they're standing in.

"Get back to us when the the prevailing rate for a base fee hits $600. Then we'll know you're serious about maintaining enough appraisers to meet the demand in the market".

I don't disagree, but if TAF wants to toss around millions in grants some should trickle down to those who could use it.
 
PAREA by the AI is not likely to be much of a factor, but the abortions by RSDS and TrueFootage, etc, under the same umbrella has the potential to destroy everyone. In addition to the following, I saw recently where the cost of AI PAREA is now in the $8,000 neighborhood, so either grant funding will have to increase or these numbers are likely to wane:
PAREA Milestones:
  • 38 Total Graduates
    • 27 Licensed Residential (LR) Credentials Earned
    • 1 Certified Residential (CR) Credential Earned
  • 23 additional participants are actively completing their final assignments
  • The first AI PAREA graduate in the District of Columbia earned the LR credential in June.
  • We expect to surpass 50 graduates in the coming weeks

My perception of TAF's position is that they're under pressure from the politicians to respond to the aging demographics of appraisers, the lack of diversity and the appraisers-r-racists themes. And that even if they want to decline to work on these themes they're in no position to "just say no"
