2-Car Tandem Garage

I have seen posted in this forum statements that the FHA considers a 2-car tandem garage to be a 1-car garage.

Can anyone point out the language in any FHA document that states this? I can't seem to find anything on it.

Not exactly sure what that means?! If it is a two car tandem garage it is a two car tandem garage and its value will be reflected in the market no matter what one wants to call it.

I would imagine it would be inferior to a two car garage and superior to a one car garage.
 
Just goes to show you not everyone at FHA knows their but from, ahhh...a two car garage. It is a two car garage. Most likely the market will not give it the same value as a traditional side by side two car garage but it is still a two car garage.
 
I have a 14' high ceiling in my 22' wide garage, and a car lift built in, in one of the 2 bays. Is that a 3 car garage? :shrug:

That is my point. The way I was originally instructed was that here, in NYC, if a garage or driveway is tandem (meaning one car has to move to allow the other to enter/exit), it is to be considered a one-car garage or driveway.

I saw a post or two saying the FHA considers this to be the case as well. I just wanted to know if there is language that I can cite. So if anyone knows, please post.

Describe it as a two car tandem garage and make adjustments to comps if needed.

but it is still a tandem garage--would you describe it as anything else? Wouldn't describing it as anything else be incorrect and/or misleading? How does it impact value? Focus on that.

Call it what it is and vaue accordingly.
 
Most garages (one-car garages!) on Staten Island are utilized as storage or some other use other than to house a car. I will be valuing this as a one-car garage with storage.

My point for this thread was to see if there was an FHA appraiser who had certain knowledge of FHA language which addresses this point.

I know of nothing that addresses this issue, and I doubt there is. Many "FHA" requirements and issues are handed down wives tales. This is most likey one of those. Kind of like the FNMA 1 mile guideline...
 
No. There is nothing in FHA procedures or handbooks telling the appraiser to call a two car tandem garage a one car garage.

I will be valuing this as a one-car garage with storage.

That's fine but how are you going to describe it?
