2026 ASC License Data Analysis

That’s only how many hold licenses. How many are full time, how many retired and still keeping the license and doing part time work, and how many are just holding the license and not working at all?

But it is interesting that CR has lost quite a number. I contend we will continue to see the numbers go down again in 2027; especially with the present changes.

How many took May off, how many were sick for 3 weeks, how many. It only gives the data the board has. Same way with the ASC.
 
Now that certainly is interesting.
Especially when you look at the numbers. Only 2 of the 22 new CG licenses in North Carolina reside in North Carolina. So how many residential appraisers from NC (as another poster claims) upgraded to CG? The 2 new CGs from NC were CG trainees from what I see, so none of the 22 were residential upgrades.

It is not a cheap or easy upgrade from CR to CG and it will definitely vary by subject markets. It would be a waste of money to upgrade in some locations.

I do primarily single family, but I could switch back to commercial in the market I work. Many markets don't hold a sustainable level of both commercial and single family work.

I will tell you without a significant amount of help, it is almost impossible to do both single family residential and commercial. The logistics of timing don't work for a one man or woman shop.

My typical commercial turn times would be 1 week to 4 weeks or maybe more. Single family residential is more like 1 week to 1.5 weeks.

It makes it very difficult without a trainee and/or other office help to combine both commercial and single family residential.

I agree. I have the 4 year degree and 35+ years of experience including being a USPAP instructor. I have never given a thought to becoming a CG.

I am not saying you can answer that question with the data. But that is very critical to know, because it is active appraisers that is important, not just license holders. I guess we will see as to the number of the active licenses going to be “timed out” and not renewed in the next few years. When the totals drop, it shows we are not replacing those timing out. That means lots of retirements are appraisers finding other jobs.

"that ARE important". Don't know about other states but NC does not have an "inactive" status for appraisers, but we do have one for real estate brokers. I don't know of any appraisers in my area spending thousands of dollars on CE, license renewal, software, insurance, office expenses, MLS fees etc and not perform any appraisals. None in my county. The only numbers that affect me are the ones in the four counties I cover.

I think I said it and I was wrong, for the last two years anyway. There was a lot of talk on here about people wanting to move up...but that was a couple of years ago. Some of those out of state folks may have upgraded in their home state and then applied with other states. In any case, the CGs do not seem to be growing in NC. Look at the counts for Volume 1 and Volume 2 of the 20026 Appraisereport and it shows a drop of 78 CG licenses. Only 7 people TOOK THE CG EXAM (and only 3 passed) in NC to become a CG in the last 7 months. A few others took it and failed.I think the height of the move from CR to CG was a couple of years ago. Heck, once they dumb down the educational requirements thousands of folks nationwide will be able to become a CG if they want to. I wish them all the very best. I looked back. in 2023, 18 people took the CG exam and in 2024, 22 people took the CG exam. ALL of those people were NC residents.

This number may go down by 1 after I get a good look at what I'm in for with this 3.6..because so far I've been ignoring it.

Not sure what software you have. But I did my first 3.6 last week. And I have a friend that has done about 5. Both my friend and I have Total. He doesn't use the Mobile App, and I do. My first one went just fine. Obviously a learning curve with the software. It went fine. Extra time, but not a lot. And my friend that has done 5 says it gets better each one you do. I think it depends upon what software you are using. I wouldn't panic. I would educate yourself on the software. I spent about a half day just going through my software and the mobile app before I went out. I also took the Alamode seminar that takes you through the software. Both were invaluable. It is a learning curve. This is doable.
