24 Hour Appraisals

- There are a bunch companies promising worldwide domination in a field via AI blah blah - they hope to cash out via an IPO or selling to a rival and go on to the next big thing.. Meanwhile, appraisers (whoever is left) and others with real-world experience will become rarer and in demand. They can easily learn and adapt to the tech. Research the employment stats - the high unemployment rate of younger grads is because their tech skills are interchangeable or replaceable, whereas workers with real-world experience and skill to bring to the table are being hired, or retained.
 
I can only assume that the 24 hour appraisal comes with an inspection that has already taken place. Which, if that's the case, is a bit disingenuous. From the lender's perspective, the clock starts when the first product is ordered (in this case the PDR). If he's starting the clock at the point of assignment to the appraiser, he's conveniently not counting the 2-3 day inspection turntime...

impossible standard for rural property - assuming you don't want a crafted nonsensical report that looks good enough to pass muster superficially.
 
I could finish an appraisal in 24 hours but I like to wait another day and think about subject property.
Sometimes some issues I didn't consider while being rushed to do the appraisal pop in my head.

That won't keep them from trying. I remember AMCs with 24hr turn time requests 20 years ago. Never gonna happen in my market

Sounds like you're a good fast appraiser. You got your act together.
