24 Hour Appraisals

Again, their business philosophy isn’t a secret, per their AMC website:

Is that 24 hours from date of inspection.
If it is then make inspection date as late as possible and do the preparation work way ahead of time.

Yep. Given enough time in advance, presuming the subject is what it should be, the report only requires the sketch and reconciliation comments..

wonder if the appraiser selection process is being published to deflect potential allegations of bias. Can't imagine that either lenders, or borrowers, give AF about how the appraiser purportedly is selected; in fact, having a less qualified, less knowledgable, less proximate appraiser probably would positively affect the potential for an Opinion that supports the clients' needs....

My favorite AMC chooses appraisers within 20 mile radius from my office.
Appraisers familiar with their areas are best to do those appraisals.

Says who? We base statements on documentation of quantitative results that can be replicated. How ya gonna evaluate the comparison when a benchmark standard for "best" doesn't exist? [Like my pal who's a community college instructor, who's competence is based on student evals...that "might" be affected by the confoundi g Grade factor....]
