24 Hour Appraisals

So there's this new verbal ploy called 'sarcasm'. When you figure out what it is, J, please share with Terrel as well.
 
Why would anyone be stupid enough to sign for $50 a report and get a license to do that? If they don't pick the comps and analyze them, they have not done an appraisal and are lying each time they sign.
Happens waaaaaay more times a day than anyone wants to admit. How do you think those coaching systems work?

We're way past appraisal theory making sense anymore. Now that Practicum is being licensed to providers in multiple states, expect noobs to be trained to whatever system is the flavor of the day.

Many were well-trained by mentors and went out into the field with them for inspections.

Not sure what the point of that was, J? NS's post alluded to a free for all type of training system and I just asked how that would be any different than the training system in place today - which is a free for all system...
 
It's no secret how this is going to be done.

Someone other than the appraiser will do the site inspection, whether that's an Uber driver or the occupant via a link to an app is the only question.

Someone other than the appraiser will populate the form.

Someone other than the appraiser will pick the comps.

Someone other than the appraiser will calculate the adjustments.

Someone other than the appraiser will write the report narrative, highest and best use, reconciliation. etc.

Someone other than the appraiser will data dump everything into a file and call it a work file.

The only thing the appraiser will do is skim read it, then sign it. Lather, rinse, and repeat multiple times a day for roughly $50 a report.
Yep I remember seeing appraisal from I Clear Capital where an appraiser was paid $25 for a duplex with an as-is and as repaired value. I bet that appraiser didn't even do that last part and had someone else sign their name to it.
 
It shouldn’t be a secret, the pushers of these products were talking about this eight years ago in appraisal board meetings. They want a staff appraiser to sit in his house in Florida and turn out 20 signatures a day. They said it was a great thing for older appraisers.
