3.6 Crunch Time

I got my first 3.6 order inquiry today. A complex property with no comps over an hours drive away. I told the Stagecoach Bank 2000 with a two week turn time. Let some other guinea pig take that one.
 
It's supposed to be the number of actives, and the median list price and DOM of the actives on the specific date. I dunno. I had a hard time with it.

Anyway, I want to make other apps. Not a 1004mc app.
If you were going to use an MC analysis it would be better with 4 periods, not 3.
As I say, my version of that worksheet accurately caught them the listings because it counted them separately from the sales. Aside from the data paste (below this grid) The date in the blue field was the only cell that the user changed. Everything else in this screen grab was protected.

Here's what a single time frame counter looked like (x 3 to catch all three time frames) The dates ran off the "date" input to the left. One DOM for the sales, the other for the listings. All of these cells are protected so the user couldn't alter them.

Since I was already into using my own forms and was already doing a 5yr trend analysis, I only used the MC a hand full of times. I didn't build it for my own use; I did it for you guys.

I like this. When you saw this, what was your opinion of price trend on the effective date?
 
Maybe you can consider adding some data that shows the supply side.
 
That grid is about the neighborhood in the macro, not my subject's market segment. I'm trying to provide context for how my subject fits into the area and it's high-low attributes. What I normally track is the median size/prices because there's always more movement among the lowest and highest sales. But the high sales do establish the upper limit of value that the area will support. If I were to exceed that max I would need to explain why my subject is so special.

So if (for example) my subject is larger than avg then the higher than avg value conclusion makes more sense. Plus, I'm keeping an eye on median days on market, so if that median is below 30 days that indicates to a strong demand for properties when priced competitively.
 
Yeah. It makes sense. Some of the overall neighborhood data includes many properties that are not most competitive with the subject but the macro data helps.

You know with the 3.6, we won't be able to put in stuff like this. We can do stuff like this right now because the text addendum is a word processor.
It's a major loss in functionality and reporting ability.

That is just not accurate. Any text or photo exhibit you can put in a 2.6 report can be put into a 3.6 report. The difference is that you will put it in the relevant section of the report, not in an addendum
