3.6 Crunch Time

Well that really doesn’t say much. Many of those employees are purely part time. Many are retired and working because they don’t make enough on SS and whatever they have saved. And many wouldn’t be competent to do anything else. And yes, there are the management type. But they probably make pretty good money and have benefits.

The problem with independent fee appraisers is we get no paid vacation, no benefits, and we sometimes have strange hours.

I didn’t mind because I had freedom and didn’t have to put up with idiots in the office.

I remember when it was slow I applied to be a review appraiser at a large bank AMC. When I saw where they worked with no windows, in little cubicles. No way.
If your in a rural area you have many good years ahead, it's the ones located in large suburban areas with lots of cookie cutters getting moved off the independent fee business model. Those areas like LA can get enough AMC workers both staff and offsite to operate with no shortage of appraisers.

I would think there would be a lot of private work in LA.

I literally built a GBP thread in another forum from nothing to today and kept it updated for 1.5 years to where I now get 5-7 private orders a week. I recently met a new chick at a concert and we chatted and she asked what I do for a living. I was in an adjacent county so I was hesitant but I said ask goog for divorce appraiser near me. When she did I showed up number 1 which was cool. Feeling baller I said call me and walked off thinking, nailed it FIRE.jpg

I actually made a doc in Claude where you can drop it in any AI and just say do this... and it will walk you through every single thing I did from beginning to end
 
I still stay. My direct lenders will probable raise the fees, after some crying on my part. Most of them would love to use me exclusively, so i do get most of their work. Now i live in big urban. So there are enough poor neighborhoods where they want a real appraisal. And all my properties are the same row homes. So i think the 3.6 will not kill me. But pay me more to be happily aggravated by this new aggravation report filing.
 
Got an email two weeks ago asking if I was ready to complete 3.6 from a long time local client and replied that I was. I'm really not, but know the best way to learn is jump in. Plus better to start early and get some in before the mandate. I stated fees will increase and turn times may be extended until 3.6 becomes routine.

Been working with this same woman since the mid 00s and ran into her at Costco yesterday. She said I was the only appraiser that replied ready. Everyone else said the were not ready and about HALF said they were not sure they were going to continue appraising come November.

Seriously doubt half the appraisers she contacted are going to bail, but also betting they wait til the last minute to come up to speed. Either way, this will be an opportunity for early adopters. If you start accepting now, you should have your 3.6 workflow sorted by the mandate and look like an all star when the rest are still learning and playing catch up.

I am doing the same thing if anyone asks I tell them I'm ready and when I get my first order I'll be ready LOL if they don't get it on time it's because it's busy, it is what it is I'll figure it out
 
Same old Fannie and Freddie propaganda. No one is ready for this 3.6. We are 3 months away from full implantation. I have yet to see any 3.6 order. And I know other appraisers who have yet to see a 3.6 order. And the software is full of bugs and problems. The best thing for appraisers to do is take a rain check on 3.6 until the software is at least workable.

So what software are you going to use? I commend the spirit, but for many the software is a disaster right now. That's why appraisers aren't ready. This is a complete disaster waiting to happen.

And I don't doubt that half the appraisers are going to bail. I know 2 in my previous area that are not doing 3.6. I am not going to do 3.6. I know an appraiser down the road from me that just quit appraising and found other work.
