3.6 Crunch Time

What freebies are you talking about?
Comp checks, ROV's, "just a quick" market update, post closing "clarification" questions or "minor updates".

Comp checks of course are from the mortgage broker days. But when the orders didn't come you had to know when to hit the brakes. All that other stuff is AMC freebies.

Doesn't matter if you use AI or fill out 3.6 manually, you still sign the report, which means you need to know how it works.
The software needs to be glitch free and smooth for me to put time into "knowing how it works".

I don't hold any grudges or animosity towards anyone who feels the way as you do Vermonter. It's a business decision. I just happen to be in the "get off my lawn" stage of life LOL

I don't think anybody does comp checks in the F/F/FHA world any longer. There's just too much separation between appraiser and production personnel. I'm sure it happens on the fringe, but I haven't heard of anyone doing one in 15 years or more. I'd have suspected this might be more of a thing in the world you live in - the non-QM/hard money world.

WRT ROV's - even in the non-QM/hard money world, I'd expect folks would still submit ROV's, no? I know they're a pain, but I've always seen them as kind of a checks and balances. Appraisers aren't infallable.

What does any of that have to do with 3.6?

I get that, but you are making claims about what 3.6 is and isn't and what the software can and cannot do, when you actually don't know. Why? You already said you haven't done one and don't plan on it.

Is this some kinda gatekeeping thing?

We have entire subdivisions of entry-level housing where no English is spoken.
Sounds like a place where ICE should go to more often, and immediately.

Deportations is the only thing that matters. Without a return to basic law and order, criminal enterprises will continue to be more common than not.

Everyone with their hands in the jar, farming profits from misappropriated tax money.

Salvadorians should be deported in mass right now. Their country is safe again. We don't care how long they've been here, it's time for all of them to leave immediately.

They can take their kids with them.

Bukele welcomes them back with open arms. Hopefully they're not active gang members here in the US and go directly to the supermax. But if they do, we don't mind either way.

When do the real deportations start?

Of course. I'm not opposed to having a look at sales that I may have missed. I know I haven't though, as that's where I spend most my time, digging through the sales of the MLS. I even make mention in the report of sales that I observed but didn't use and the reasoning why.

The ROV's from AMC's though.... those are just Hail Marys. Sending completely flat lot sales when the subject's on a hillside with caissons. Sending panoramic view sales on the subject has no views. It's ridiculous.

I subscribe to the George hatch way of reporting. I quell the question of lack of comps, distance from the subject, subjectivity of view adjustments in the report before the question can even be asked..... this type of reporting is going away because the GSE's don't want to read the addendum though. I get it.... all that boilerplate, long winded nonsense without any headings or paragraph breaks. They've had it.

AI appraisals are here (3.6 that is) this is what they want.

Have you tried them all? If you have, then you know that is not true.

Do you want me to try 20 different versions of software in my spare time? :rof: I’m sure they’re all a little different, what they all have in similar- Is that non function properly.

But I’m not too concerned, I have full faith in our government sponsored entities that they will figure this out in the next two months.

I've completed over 50 uad 3.6. You guys are crazy. You should all be doing these at discounted fees. Stop ripping the AMCs off. It's not like the top ten own or control the market with subsidiaries or sister companies.

No software issues, no bugs and I have it down to a science. Im doing them so fast the AMCs have reduced my fees to $275. They are super happy with me.

Your loss...more for me.

For several of the software providers, I have taken the time to set them up as if they were going to be the primary software in my old office. It absolutely takes time to do that. But, if one does not do that, it would be easy to get stuck with a less-than-optimal software that costs you 15 - 30 minutes per report for as long as you use the software. If you waste 30 minutes a report, how much time is that over a year? It might not be a big deal to the large number of appraisers who only do a handful a month, but for those trying to maximize efficiency, it is well worth the research time.
