3.6 Crunch Time

No way did my time double. Maybe an extra 1.5 hours, but that was because I had to familiarize myself with the program. I spent very little time in front of the computer. I did use the mobile app, Everything synced pretty quickly. Had I not had a few learning curve issues with the software I could have been done with the report in about 5 to 6 hours and that includes drive time. The time saving features will come. That will certainly help. I agree there is scope creep, but I took all kinds of pictures with the Mobile App before. Some of my lender had far more requirements. And the few extra items 3.6 asks for are really no big deal. I guess you will have to make a business decision. My fees were already averaging above 600. And they will go up. But no way will I double the fee. I don't think it is necessary. I did not pull my hair out either. I do NOT like the fact we are beta testers for the software companies. I guess everyone has their own experiences with how they deal with software. I bought my first computer in 1984. I dealt with DOS and all kinds of computer changes. I've changed appraisal software about 4 times in 30 years. Went from DOS to digital. Frankly, this isn't even close to what I've had to learn in the past.

Heck I remember using DOS and having to print out all the pages, take photos with a camera and wait 3 days to develop, then pasting them on the sheet, copying maps on a copier, then printing out 2 copies, stapling them, and then having to physically mail them. This isn't even close to that.
You forgot the part about your reports appearing incompetently developed to the laymen whom is familliar with the classical form.

That's going to be the trip point for the entire industry.

Nobody outside the gse realm will ever adopt this form.

Because it's not an intelligent design.

Who splits the grid, which is a math equation, into five different pages and forgets the net/gross indicator?

I've completed over 50 uad 3.6. You guys are crazy. You should all be doing these at discounted fees. Stop ripping the AMCs off. It's not like the top ten own or control the market with subsidiaries or sister companies.

No software issues, no bugs and I have it down to a science. Im doing them so fast the AMCs have reduced my fees to $275. They are super happy with me.

Your loss...more for me.

Just go with the narrative buddy. It's called going along to get along. This is not rocket science.

For several of the software providers, I have taken the time to set them up as if they were going to be the primary software in my old office. It absolutely takes time to do that. But, if one does not do that, it would be easy to get stuck with a less-than-optimal software that costs you 15 - 30 minutes per report for as long as you use the software. If you waste 30 minutes a report, how much time is that over a year? It might not be a big deal to the large number of appraisers who only do a handful a month, but for those trying to maximize efficiency, it is well worth the research time.
Gave up trying to maximize efficiency since, well, somewhere in the early days.

Suspensions and Revocations is going to come back around again one day.

It took about 1.25 hours. Only because I was unfamiliar with the new format of the app. Otherwise, I could have been out of there in about 45 minutes to an hour. The house was a bit harder to sketch due to weird second floor layout. That is where much of the time was. That would have been true even with the 2.6. And I spent about 15 minutes trying to figure out a sketch process for the basement. Again a learning curve. Once I have the quirks of the new Mobile App learned it really isn’t going to take much longer. And the syncing with the desktop worked reasonably well. Again the software is still quirky and there are bugs.

Doing the sales approach was different due to expandable fields and what you might expect. That made it go a bit longer. After I was done I made a template with the fields I will always use. And I figured out a bit how the fields work. Also the delivery didn’t work right and I had to discover a work around. That took about 30 minutes. I couldn’t call support because I only have silver and this was on a weekend.

This will go faster once the software is better. The main gripe is the software is really beta. We are being used as beta testers and developers. Yet we are still paying to use it. We really should all be given the elite support package UNTIL the software is finished.

Frankly I cannot see how this will be ready by November. Way too many software problems. I would say most of my extra time was because of the crappy way the software worked and not because of the form.
Correction. You are the willing beta tester.

They sold it. You bought it. Really is that simple.

Your willingness to bend over backwards and work for free continues to be much appreciated by the lending and AMC industry.

Intelligent design. Honest business dealings. You will not find these things in real estate appraisal. Not anymore.

The “layman” isn’t my client. I wouldn’t think about using the 3.6 for a private job. In fact I wouldn’t think about using the 2.6 for a private job. Wrong certifications, etc. I use GP forms for private work.

It’s your choice whether you want to do a 3.6 or not. That’s a business decision YOU have to make. But YOU don’t get to make that for ME, and nor should you criticize ME if I choose to make it. And as of now I don’t work for any AMCs. I am retired working part time for a few direct lenders. I have clients that have been pretty loyal to me for quite some time. They pay very well, and they treat me very well. These clients didn’t create the 3.6 mess we are in. BUT I believe I need to show some respect for their loyalty by trying to service them.

YOU YOU ME ME AMC.

Want to fit a few more self righteous capital YOU's in there before you're done?

Nah, you're done anyways.

Stockholm syndrome much? Nobody is standing up for appraisers. Feel free to take the weight of the industry on your shoulders if you want to though.

Who cares about the general public anyways?

Frigging idiots. Nobody cares if they understand the process or not. All they need to be able to do is sign on the dotted line. That's literally all anyone needs them for. Think of them like disposable assets or single use plastic bottles.

Who is being self-righteous here? Sounds more like you. You seem to want to make any of us who choose to do 3.6 like the enemy, and we are somehow out to hurt appraisers. You also sound like a victim.
