3.6 Crunch Time

Too bad the 3.6 takes an assembly line in an AMC sweatshop to produce.

When it's good for one side and not the other, that's not a win-win proposition.
You'll make a good door dash driver just remember Step#1- If someone complains your response is always that's how they gave it to me. Now just replace food delivery with 3.6 and repeat that's how they gave it to me....lmao )
 
Easy DWiley, your getting your lipstick all over the 3 6 report. You think reading all the ingrediants makes you more enjoy the finished meal you just had.

Tom go easy on Danny, while we may not agree with him, he is at least getting paid to spin his side of the 3.6 debate, plus he’s a good speller and formally educated unlike the simps and trolls who are here shining his shoes. The mystery is why they love 3.6 so much having never completed one. It’s a bit like Aunt Polly’s fence, except they’ve white washed it, primed it and given it 3 coats and can't wait to add another. They need a hobby other than worshiping 3.6.
 
2.6 sucked and it's never been good so maybe 3.6 really is better at least it will be easier for Underwriters and reviewers. My guess is once the users get used to it more will get on board.

Who knows if the November 1 date will hold up or not. The software companies seem to have a long way to go and short time to get there. Otherwise they won’t be able to produce these at scale.

I still can’t believe any tech companies want to be involved in this. Who would invest this much time and money into creating software for a profession with such a small group of participants? It’s funny watching them fight on LinkedIn as to who has the least worst system. :rof:
 
If independent software providers didn't provide it then the GSEs could easily provide their own Cloud Based Software and charge lenders and appraisers access. A charge per report say $50.00 and it would end the old legacy providers for good.
 
I think you are wrong about that. I have looked at a lot of 3.6 reports and one thing I can say for sure is that the more of them I see, the more I dislike trying to read a 2.6 report. As appraisers we are so accustomed to writing 2.6 reports that we tend to overlook just how bad/antiquated the overall design is. Once lenders get used to reading 3.6 reports I think they will quickly decide that it is 3.6 for everything - not just for GSE loans. They are just easier to read/understand. Its not even close.
Do they actually read them?

Also, if it is a dying business as the experts have been saying for years, why would a high quality tech company risk being associated with the 3.6 abomination with so much to lose PR wise and so little to gain? It's like a physician being challenged to cure a cad and hooker of the pox knowing as soon as they've been pumped full of meds, they'll resort to their wicked ways, the underlying problem remains. Alsie was oh so right about 3.6, it's an abomination.

Have you dealt with pseudo-government employees before? no one there is capable of creating anything better than what the current providers have. If even that good. Government clogs things up, they don’t create solutions.

Who do you think turned this into such a mess in the first place?

It took them eight years to say what they wanted in an appraisal report. that was the easy part :rof:
 
I know that basically there are less than 6 appraisal software providers and none are large enough to keep going for long on a shrinking base of customers. Only a Pay Per use cloud based system can survive.
