3.6 Crunch Time

Don't worry about it so much. If somebody asks you for one then give them your terms that you are happy to deliver it at.
 
The cost of Aivre is 2000 a year. Not really practical for someone part time.

But the concept is interesting based upon reading about it. If I was full time I would certainly look into it.

Data source: $540 aprox cost a year to autopulate the data into 3.6 grid after the appraiser chooses a comp. Supposed to be synced some day in Septemerber.

Proficient-yet-or-not, this would be a good time to finally put your fee where it should be, $200-$300-$400 HIGHER than it is currently, and add a day or 2 to delivery time. If you pay me extra $400 to learn the 3.6, I'll go for it, and appreciate you paying me to learn it. If not, that's fine. But if enough appraisers would finally price their time and knowledge where it reflects the task involved, worst that can happen probably is that EVERYBODY's fees would go up as lenders search for an appraiser to do the 3.6 job.
 
I have one client that is sending out 3.6 requests. I texted one of the head appraisers and told him to send me a 3.6 next time. I want to test out the software, and by that I want to see how using the Mobile app (I use total) may help. The only way I will know what this is like is to actually try one.
 
I guess we are back to online 3.6 software. I would have to go full Skippy doing 25+ a month to afford. AIREV. AutoMAX is an East Indian scammer. Appraisal Pilot are Nevada Tech Bro scammers who refuse to answer any questions about their product. SFREP seems like it might have promise. We are way to close to November 2nd to have this much dumb****ery to deal with.

Maybe someone can confirm what I think to be true. ACI is going "full cloud" for all products sometime in 2027. The UAD 3.6 is cloud today (not that I would know how well that works) but support for all other forms (GPAR / legacy forms) will no longer be available for the non-cloud "desktop only" function. It is a small but important note that the mapping function will no longer be available by next year. So sure, you can write GPAR or other form (legacy) reports for the next nine months or so...until...

From what I understand Bradford is going to charge $20-$25 per report. I do not like this.
 
At this point, I think I prefer the per report charge. Looks like 3.6 might go down in flames. I'd hate to pay $2-3k for nothing.
