3.6 Crunch Time

yeah, I ain’t reading all that. :rof:

Nothing in the world worse than govt handbooks. Offices full of middle managers justifying their positions. Just keep adding ****.

Hard to believe giving an opinion of value on a single family home has turned into this :rof:

The 40,000 independents are not manageable and the advances in technology are allowing the boy's to finally build a sustainable model controlling the loan process from start to finish.
more consumer friendly valuations.
WTF......

So free from any coercion, bias, or undue influence from lenders, borrowers, real estate agents, or any other party with a financial interest in the transaction is out the window now?

We are to be "controlled" for the desired outcome?

Independence is the foundation of the entire appraisal profession....Uncle Billy is rolling in his grave!

Uncle Billy SREA voted to stay in NAR when the Institute voted to leave their association with them.

Uncle Billy believed isolation from political and financial power was never a very good strategy for the appraisers. It could further isolate practicing members into a small cult or club of we versus them.

Finally Independence doesn't mean cutting your hand off to save your finger. The appraisers independence got them Isolation from the powers that could have represented them.

Now their in life boats begging for someone to save the profession but they built no relationships with the other professions that fed them.

It's true that most appraisers had relatives who mentor and got them into the profession.
I was lucky that I was overqualified with college degrees.

I wasn't a good driver but that didn't stop me back then.

Fannie and Freddie are like the Cylons from BattleStar Galactica and want to "Reduce the independent appraiser population down to a more manageable size. Say a few thousand."

My wife got sick of hearing me complain about 3.6 so tonight she said "Here is a do nothing type job at my college that they have had no applicants for in months". Full benefits, 12 month position, but with paid days off for typical school break days and holidays. Only, $60k salary, but I could still do one report every weekend to supplement. Considering.
I didn't tell my wife about 3.6? I'm in a no growth profession unlike my children out of college making so much more than I ever made in appraising.
AI field is the future and so much opportunities.

Yea, we're in life boats right now, except we don't have any paddles. So we go where ever the fannie winds blow.

Glen W, best way of looking at it

I don't see it that way...... appraisers had all kinds of relationships with mortgage brokers, realtors, title companies and even with borrowers.

The HVCC severed all ties, decimated fee shops, and destroyed the trainee appraiser being taken out into the field and taught how to write reports by their mentor. Gone, *Poof*.

We're not in lifeboats..... we were told to walk the plank.
