3.6 Is here to stay!

Been reviewing over these latest threads.. we just completed our first 3.6.. so IT IS ACTIVE AND LIVE folks!! It won't get delayed-so just Suck it up!! Being a Veteran-you just need to Improvise and Adapt!
Need to just DEAL WITH IT. Total does have some bugs but their daily workshops have been AWESOME-we recommend those after being ON HOLD for over 2 hours! Yes, this is crazy and baby-steps, but we guess after a few assignments-this will become easier. The FEES are Definitely a HUGE issue we are noticing due to all the extra details and the more complex the assignment-the fee will Warrant a higher fee or send it to the "Bottom-feeders" who will produce sloppy-trash just to get a number for the Lender!
Just seems to be much more detailed information when putting in Sales on the grid. Now that we have completed one-we think alot of appraisers on this forum just want to complain. The Job markets Sucks out there Folks! And with the average age of the appraiser-makes it even tougher.

Suck it up folks-its just gonna get crazier.. we are trying to stay as positive as possible!

Yeah, up to just a a few weeks ago FMV was posting stuff like this and calling it a "complete ****show" ... (did "The Coyote" hack his account? :rof: )

I talked to an appraiser today who said he tried on for some AMC, he was 8 hours into the write up and couldn't even make it to the sales comparison section. Called the AMC and told them he was done and to reassign it. Software isn't working.

Got to hand it to the GSEs :rof: Those envelopes must have been pretty thick to get this **** software that doesn't work approved. :rof::rof:
 
Every lender knows UAD 3.6 is coming November 2nd. Fewer have realized that once appraisal turn times are factored in, the operative deadline is closer to October 1st. The old saying Never lose the opportunity of a crisis and my guess is the bigger picture will speed up using less full appraisals and more waivers and desktops. Also raising the m Deminimus from $400k to say A Million or more.

The tweaking and less appraisals needed could slowly end at least 50% of appraisers careers in less than 24 months. OR the 3.6 takes off as a winner as younger more flexable appraisers take the new assignments in volume and build a really good business model.

This is why waivers were implemented and now they're weeding a lot out with the adaptation of 3.6--efficiency.

Please don't tell me it takes you more than an hour to type a 2.6??? Mobile app, direct and seemless integration, and good templates should allow you to be efficient.

What AMC do you work for? The above sounds like spin and the term"seamless integration gives it away. Nobody can tell an appraiser how long it takes to do an appraisal, and the 3.6 with far more data fields takes longer per every actual appraiser who reports having done one.

Efficiency is sought by the profiteers. Appraisers, per USPAP, develop for credibility.

WAIVERS were implemented to push more deals through at a contract price or value needed to make a deal. Had nothing to do with efficiency unless that was the cover for using them.
