During my first 5 (and counting) alamode was not ready. I have completed 12 with 2 to type right now. Here is the easy stuff first. You can save custom comments/response, I suggest you start from file 1. You have to add a lot of fields to the report, the challenge is finding where you add them. Everything from an AMC name/#/fee/registration # thats 4 fields to add on page 1. Every amenity like (deck/patio/pool/uou name it) has to be added via a drop down if you can find where to add it. Every single room has to be added via creating a new drop down, adding each rooms condition. Then you have to make sure you add a photo corresponding to that specific room. It goes on an on and on. Verify each room condition... walls... ceiling heights.. on and on. If you use alamode, just wait until you have to add comps car storage... first line is simple, add the driveway. Good luck adding the garage.

If you type a 2.6 in 2 hours or less you can probably complete your first 5 in about 7 hours per report. I think alamode and I have to spend the time this coming weekend to figure out may have recently added in the past week or so the ability to at least create a close.....So you wont have to tell the program what state every comp is in.....ridiculous.

So that is a real quick briefing of what is to come if you have not ventured in yet. Do yourself a favor, start now and charge double when you see a 3.6. Its going to take you more than 2X your normal speed. Do not sell your time short, chances are you will get the order.

What do you get the plans to determine height of a room? That's stupid. Why have you completed so many are you an AMC appraiser employee?
 
No, certaiinly not an AMC employee. I have completed 12, I would not say that is a lot. But I took them on for 3 reasons- 1st and foremost it was clients I like that respect my work. 2- I charge a very high fee because nobody wants to do them and they take a very long time 3- So when October comes in 2 months I am ready to complete them hopefully in a faster timespan. Average fee is 700 in case your wondering.
 
Sorta what i was thinking. Too much minutia to determine value. Why so much detail. The avm people think they need all that data to finally kill this profession.

I see you are in NJ, which tells me you have the appraiser population, probably have solid assessment/public data and apparently Alamode is 100% ready.

CF is NOT ready, my MLS is not on the list (guess CF needs multiple users on a MLS to justify the thousands spent annually for the IDX feed) and tax cards that are still on penciled paper in some counties I cover.

I'm ready, but nothing else is around here.

There are lots of lenders, AMCs, appraisers, etc. who have actually gotten them out the door and delivered to the UCDP. I have personally looked at over 1,000 of them as I randomly pull reports and look at them over coffee in the morning.
 
So if you spend two hours on 2.6 and the first five 3.6 took seven hours, how long is it taking you now?

A mere 1,000 looked at by one man doesn't count the OP hasn't seen any so that means none have been completed.....lmao )
