I appreciate this assessment. Tracks with everything I've seen so far. Personally, I will never use alaCommode. Used them for years until I finally pulled my last hair out; won't ever go back. Seems appraisers losing their work with this new software is on par with their absolute nightmare of a product. I used click forms for years with no issues. Tried nighthawk and honestly don't like it and there's no way I'm paying a per report fee to use the software. After testing, I'm leaning towards SFREP. I'd be curious to know what others are learning towards.During my first 5 (and counting) alamode was not ready. I have completed 12 with 2 to type right now. Here is the easy stuff first. You can save custom comments/response, I suggest you start from file 1. You have to add a lot of fields to the report, the challenge is finding where you add them. Everything from an AMC name/#/fee/registration # thats 4 fields to add on page 1. Every amenity like (deck/patio/pool/uou name it) has to be added via a drop down if you can find where to add it. Every single room has to be added via creating a new drop down, adding each rooms condition. Then you have to make sure you add a photo corresponding to that specific room. It goes on an on and on. Verify each room condition... walls... ceiling heights.. on and on. If you use alamode, just wait until you have to add comps car storage... first line is simple, add the driveway. Good luck adding the garage.
If you type a 2.6 in 2 hours or less you can probably complete your first 5 in about 7 hours per report. I think alamode and I have to spend the time this coming weekend to figure out may have recently added in the past week or so the ability to at least create a close.....So you wont have to tell the program what state every comp is in.....ridiculous.
So that is a real quick briefing of what is to come if you have not ventured in yet. Do yourself a favor, start now and charge double when you see a 3.6. Its going to take you more than 2X your normal speed. Do not sell your time short, chances are you will get the order.
