The Nov. 2, 2026 Uniform Appraisal Dataset (UAD) 3.6 and Forms Redesign mandate is approaching. While many industry stakeholders will adopt UAD 3.6 prior to the mandate, others may need more time.​

Fannie Mae is offering a temporary UAD 3.6 policy exception for lenders that need additional time to complete their transition. Lenders that request an exception may continue submitting UAD 2.6 appraisal reports to the Uniform Collateral Data Portal® (UCDP®) through May 19, 2027, while continuing to actively adopt UAD 3.6.​

How this impacts appraisers​

The lender exception does not change the appraiser’s responsibility to adopt UAD 3.6; it may only affect which UAD format a lender requests during the transition period. Appraisers should:​

  • Confirm a lender’s UAD requirements before accepting or completing an assignment.​
  • Prepare to support both UAD 2.6 and UAD 3.6 during the exception period.​
  • Continue to develop UAD 3.6 proficiency in preparation for the end of the exception period on May 19, 2027.​

Looks like November 2 may not be a total drop dead date. I think they saw the writing on the wall.........

Wonder if there is any connection to the ACI Snafu(?) They are going back to the drawing board for workbench 2.0 and will stop supporting the current 3.6 workbench in the 1st week of October (per an email yesterday)...
 
Of course, they'll claim it wasn't because of any one provider, but several providers have offerings that appraisers are delivering on every single day. Good to know favoritism isn't dead. I know they don't claim to be in the business of propping up flailing companies, but it appears they are.
 
Let me guess, BOA, Chase and WF will be given waivers and the local and regional banks will be forced to submit 3.6 reports only. The smaller banks will end up as the Guinea pigs for Fannie & Freddie.

Im just thankful I am on a free trial with SFREP!!!

I would imagine that it is not only ACI.
