50 Year Mortgage

That FRED graph relates to Home Price Index, presumably not lots. :)
Yeah, meant to note that. However, here, lot prices here generally did not rise nearly as much as home prices, making the minimization even more egregious!
 
IIRC "simple" assumptions for FHA were a thing through the early 90s? Anyway, simple assumptions ended because of abuse. Can't say I'm against portable/assumable mortgages but there has to be guard rails in place.
 
Don't disagree. The biggest risks associated with assumptions, as I see it are: (1) it will lengthen the loan term - which could possibly create additional credit risk for the GSE's (as if they don't have enough already), and (2) the potential that the borrower's credit profile won't match well with the terms of the initial mortgage. I know FHA, specifically, dealt with a lot of fraud back in the day regarding the 2nd issue.

Yeah. More than a few people assumed mortgages with little/nothing down and collected rent until the loan defaulted.
 
This is classic Trump throwing stuff out there to keep people off balance without any intention whatsoever of following through. Telling people what they want to hear right now.... to get them off his back and have them thinking he's going to take care of it.

* As soon as I'm elected I'll release my taxes.

* Mexico will pay for the wall.

* You'll have a beautiful healthcare plan.

* Cut taxes for low and middle income Americans while increasing taxes on the wealthy.

" End the war between Russia and Ukraine in 24 hours.

* I'll release the Epstein files.

A cr*p load of more promises and throw off balance "deals" fit here.....to the thread's topic of;

* "A complete Game Changer" the 50 year mortgage.

Trump keeps shifting the story because he never intends to follow through....he only makes promises when he thinks they’ll boost him, not because he plans to keep them.

Maybe he can offer the Ukrainians 50 year mortgages for the Mexican border wall in exchange for giving the Russians both a copy of the Epstein files and his tax records as long as they can get their appraisal turn around times down to 24 hours...
