A question on UAD Condition. C2 or C3

I'm currently writing up an appraisal for a newer (1999 built) home of good quality in a suburban area of mine. The house is priced at $360K and is about 3,900 sq.ft., four bedrooms, four baths and a full, finished basement. The home shows adequate maintenance, little to no wear and tear and modest updates over the past 14 years. No major updates, but none really needed. Would the majority of appraisers classify this as C2 condition or C3.
The UAD definition of C2 is "The improvements feature no deferred maintenance, little or no physical depreciation, and require no repairs. Virtually all building components are new or have been recently repaired, refinished, or rehabilitated. "
The C3 definition is "The improvements are well maintained and feature limited physical depreciation due to normal wear and tear. Some components, but not every major building component, may be updated or recently rehabilitated. The structure has been well maintained."
Since this is a 14 year old home, the components are not "new" but are fairly new with many years of life yet. My inclination is that the home is in C2 condition, as there is little to no deterioration, with the components and other items in very good condition. I'm just wondering what other peers are using in developing their reports.

The roof will need to be replaced in 15 years, the ac and furnace in 10 years or less. The floors have been walked on for 14 years and the plumbing has been used for 14 years. The siding has been exposed to the sun for 14 years. The technology is all 14 years old.

14 years ago brass handles and hinges were in style; today it is pewter or brushed nickel. The windows, insulation, driveway, doors, electrical......

I am voting C3 in case you didn't guess.
 
I agree with c3 based on the age and description
 
C3...appliances etc. are going to be showing wear unless it has been updated since then. Well, maybe I would make an exception.. I know a house built in 2005 that has yet to sell. The owner is a genius Realtor with Builder hubby. And I know another that is 2006..same situation. Neither have ever been lived in but are ready to move in. I'd opt for C2 even though "new"...

Most 13- year old houses are showing wear and the next buyer would update. I think most teeter between C3 and C4 to be frank
 
C3. 14 yrs old is not new. If your comps are of similar age to subject, likely they will be C 3 as well unless they have been remodeled extensively.
