Adjustment Software

It is going to get worse with the new uad and more stupid details asked for.
 
There has been a scam going on for years with “partnerships” involving the infamous Vegas gang, CE courses, certain AMCs and “approved software adjustment programs.” It’s hidden in plain sight when you consider the spam emails they send broadcasting the collusion invitations. They're only a notch above street walkers when one measures their professionalism.

Yep. Every software vendor is baking scan to sketch, adjustment software, and artificial intelligence photo scanning into their new UAD workflow. If you fall outside of parameters or what is expected, you will get a “are you sure” prompt and have to deal with it.
 
The easiest method to adjust by is a pairing of the best sales available. And since the best available sales are on the sales grid, adjustments can often just be extracted by comparing them. Make one adjustment at a time, at teh end the values should narrow - any adjustment that is throwing things off or appears too large or small can be fine-tuned, and of course additional data can be used or a sale put on the grid for the purpose of the sensitivity/extraction and then remove it.

Depreciated cost can be use for the support of the above where applicable.

I'll betcha every software and data analysis provider out there will have a pretty graph for market adjustments that looks just like the one the GSE's put out as well...

Absolutely.

At this point there's not much indie appraisers can do, we have no voice in the process unfolding. Reports will look like and contain what the GSEs want when the new UAD workflow debuts. From what I observed at the AMC Expo in Vegas, national AMCs and appraisal firms are already ahead of the game and will be able to handle the workflow. The new process, and process is the only way I can describe it, is just to detailed for an individual to complete in a timeframe that allows an indie appraiser to make a living.
