Absolutely.

At this point there's not much indie appraisers can do, we have no voice in the process unfolding. Reports will look like and contain what the GSEs want when the new UAD workflow debuts. From what I observed at the AMC Expo in Vegas, national AMCs and appraisal firms are already ahead of the game and will be able to handle the workflow. The new process, and process is the only way I can describe it, is just to detailed for an individual to complete in a timeframe that allows an indie appraiser to make a living.
I've always contended that one of the value adds available to AMC's is that of technology distribution. Because of their size (some of them) they had/have economies of scale WRT technology - and those economies were, for the most part, made available to appraisers (upload technology, interface technology, analysis tools, etc.). Due to the recent change in structure, though, wherein the AMC's built out internal panels, that technology - it seems - is being reserved for the staff folks and the 'indie' guys (as you like to call them) are left out in the cold. I don't disagree - it will be relatively more challenging for the indie guys to compete, but I've no doubt a Synapse or DataMaster will try to bridge the gap.
 
As far as I know our MLS (has been for quite some time) offers all kinds of data, graphs, etc......although haven't had the need over the past few years, it is there.

Now, if there is a need for the "secret sauce", the GSE's are looking for, that's another story.
 
Long ago, before the internet, you could do whatever. Nobody had the time to checkout what you wrote. Now, with the internet & ia there is too much minutia for anybody to look at, and think they are an expert now. So we need to show more appraiser smarter than the average pedestrian, or realtor.

Deeper than that my friend - they COULDN'T verify your data - there was no way to do so without visiting the same folks you did to review sales books, visiting the tax assessor for surveys, plats, and deed records, visiting the municipalities for zoning maps/permits. Knowing what the comps look like without physically driving them. Just couldn't be done.

And, of course, this is speculation, but if our valuations were more reliable during that period, there might not have been such a push to validate our information and analyses now. IOW - we're not trusted because our analyses were not trustworthy. It's pretty simple really.

I don't know why you would need Synapse for this. A new development with model matches..... this is paired sales Nirvana.
 
I'll betcha every software and data analysis provider out there will have a pretty graph for market adjustments that looks just like the one the GSE's put out as well...
Many will not have to change anything. I had market analysis software that produced similar graphs in c. 2007. I had them in almost every report.

SR 1-3 in USPAP requires analysis of market conditions, and some appraisers already regularly include charts, graphs and/or narrative to demonstrate their analysis.

Also, the graph included in the GSE announcements is just an example (albeit an example based on actual graphs in appraisal reports). It is not a minimum requirement.

Been out for a long time ...not owned by any AMC.

Fwiw, I like synapse. IF you know how to use it...the model feature. Unsure why they do not have have a market condition/trend feature.

Also, I wished someone could come up with a software where the appraiser can upload a bunch of data from the MLS to find sales and resales of the same home....

I've not seen a graphical representation similar to the one promulgated by the GSE's a couple of weeks back, but then again - I've made no claim to know all the graphs and charts out there. I thought I had seen most of them (ACI, Total, Bradford, DataMaster, Spark/Synapse) but if you've seen similar - I believe you.

Yep - graphical representation does exist today, just not in the format I saw pushed by the GSE's. Most of what I've seen is based on linear regression, which is not quite the same as what the GSE's displayed.

Yep - that's what the notice said as well. :)
