ADU'S Sold Separately

? new appraisal forms? Well, maybe more appraisal requests instead of AVM's etc.

In beginning, I hate to be among first to appraise separate ADUs for sale. There aren't any.

SF has a lottery system which has been on hold since Covid. It will start again next year with complicated formula.
It's for owners to convert multinit bldgs to condos. Takes like 10 years before increasing chance to be converted. Does other States have that.
Max 200 condos a year so not to displace tenants.
Anyway ADUs will make it even more complicated in SF.

How would it be treated is Sold separately?
It Does Not have it's own Land, so is it a Condo?

Could the Owner of the Land have it destroyed if they want to expand the Main house over that area? The Land is still his.

Then it would be more like a Lease-Hold, we have those where you can buy a house of State or Federal Land, the Government
can KICK you out at any Time. You then have the OPTION to Move the House as that is all you own.
Costly

There are a couple ways to do it; map them as condo units, tenancy in common, leasehold interests, etc
