ADU'S Sold Separately

As usual, it appears Newsome didn't think this through. He's trying to put affordable housing on the shoulders of the CA constituents.

Newsome needs to take a big piece of government land (no, this will not being near the beach and or established areas) and build a bunch of modular houses constructed in factories, with the utmost basic materials to make them affordable. A government sponsored PUD if you will. Low apr's, easy terms, no money down....

The same needs to happen for the homeless. Big batch of land, a bunch of tiny modular homes, with its very own job counselors, drug rehab, security, transportation on site. And no, don't call it an "encampment" as that brings up negative connotations. You call it "Back to Life Wellness Meadows". Yes, you can be part of society again!
(Cue uplifting music with floating hearts and butterflies)

Putting the homeless up in hotels and motels with vouchers to do drugs near elementary schools, and a working society it's just a dumb idea.

I think "sell ADUs separately" is nearly unrelated to the homeless issue. But as a tangent it is not hard to envision a future attempt by an authoritarian govt to impose an obligation on landlords to accept govt-subsidized tenants whether they want to or not.

"All your ADU are belong to us"
 
CA in recent years have made it "easier" to build an ADU especially with not requiring additional parking space.
However, there was not a deluge of applications in building ADUs.
Local planning/building departments still had obstacles discouraging homeowners in building ADUs.
 
Probably not a lot of applications because it costs a lot to build a detached ADU. Might even not be feasible. Probably changes the math a little bit if you can sell it off.
 
I can build an ADU on my large parcel but I don't want tenants living near me. The additional income would be nice but for me, the privacy is more important.
Thus, some like ADUs, some don't.
 
In my hometown, I see how this detached ADU built near a park.
It was the ideal property to have an ADU and I see how it increased the value of the property.
Since I like it and wouldn't mind buying it as an investment, it was highest and best use to build an ADU on that parcel.
 
Did the detached ADU add $300-$500k to the market value?
