ADU'S Sold Separately

We call them "Tiny Homes" Los Angeles is allowing them in some area.
 
A lot of the rowhouse neighborhoods in DC are like that. No more than two units. You get a mix of single family with basement unit, single family with carriage house, two units condos. The homes all still look the same. Doesn't really change the look and feel of the neighborhood.
 
I think some of you might be more anti newsome than anti upzoning.
 
What could go wrong? You build the ADU, it goes condo and you inherent the biggest PIA queen for a tenant, and they are in your backyard!
Right? You rent them so if the inhabitants are morons, disrespectful, a public nuisance, etc. you boot them....you don't sell to them!
 
If you intend to live in the "main house", and you sell the ADU you built on your property; be careful what you wish for!!
 
Politicians don't understand about real estate except to give everyone affordable housing.
In CA, I can't see how it's practical and easy to sell an ADU on one parcel. More bureaucratic costs and revenue for government.

Construction liability just for starters. Access can be an issue, onsite parking, common area maintenance.
 
Typically you don't see owner users convert their own single family homes to condo and sell it off. It is developers that will buy single family homes, convert to condo, and sell both units.
 
Most of the ADUs going up right now are being done by the existing ownership. BUT, the prospect of selling units off separately probably will draw more investors into the SFR market - further adding to the demand.

I daresay that if investors like Blackrock weren't adding to the demand in the SFR market it would alter the supply/demand dynamic.
