I agree with J Grant, it is a better part time job than full. As far as mortgage work goes, I have been saying (to my local colleagues) since 2006 that the good money is gone until 2012, IMHO.

Market, network, volunteer (Affordable housing agencies, Habitat for Humanity, etc., just get exposure (but don't expose yourself)
