Again..Which Software Do You Use, and Why?

Ben, buy a pickup, put a camper on the truck bed and set up shop here in Delaware. Park on Main Street in Hartly, Arthursville Road, or Halltown Road. We can figure out how to get your computer up and running in your camper....No one in Hartly would question you if you plugged in to their barn electrical outlet! But, if they do, start up your truck and move on! :lol: We need you here! :lol:

Yes, taxes are really, really cheap here! Glad you figured "hundreds" out. You probably know that Delaware is only about 96 miles long and maybe 45 miles wide at the widest point. And, with only 3 counties, I do the whole state!

I try to leave DE to you guys...well at least south of the big ditch (canal)but you're more than welcome to come to NJ and be the expert down in BiValve and Shellpile. 8O 8O I tried to get Earl Loomis to cover there but he turned me down on the NAIFA forum.... :lol: :lol: :lol:

I have an LO friend that offers to fly me to the Summit airport in DE on his deals but I always turn him down. The extra 20 minutes by car beats possibly hearing him say. Oh, I'm having a heart attack. Can you fly a plane???? Sure I can , straight down!!! He did alot of the Kevin Scarborough stuff in Odessa. Well, I guess I'll be missing the tours of the historic homes in Odessa again this year :roll: :roll:

Hey, did you ever see that spray irrigation sewer system in that big development by Summit airport...Leara Farms. Now that's funky stuff. A big brown water pond that they pump the sewer water from and spray it in the air and on the ground....Hmm, premium lakefront lots!!!!!!!

Although I must say that your newspapers down there (www.delawareonline.com) publish the closed sale prices on homes faster than our TREND MLS tax service (Realist)service. It's been a great help verifying builder sales as closed. Do you use it at all???

We love it here below the ditch....hog jaws and all! :lol: Yeah, Earl's pretty busy here in Delaware, too. He, along with Phil McG taught me everything I know, and then some :wink: My son is the expert in New Castle appraising, but I know about Leara Farms. Delaware has quite a few of those sprinkler/run-off waterfront lots! I just got back today from doing some condos at Rehoboth Beach, and of course, the condo owners always mention their premium view of those man-made ponds with the sprinkler gadgets, I guess to keep them from beginning stagnated (the ponds, that is)! As soon as the hubby can get in gear, we're heading up to Summit Pond, the subdivision across from Summit Aviation. One of my clients is having a bonfire party type event. I don't blame you for not flying in one of those little birds. I like all 4 rubber tires rolling along on solid ground. I haven't had good luck with DelawareOnLine..our Trend MLS is pretty good in this area. Do you have the web address for New Castle County Tax Data? If not, let me know and I'll send it to you. They show the footprint of the house and all! :D

If you have the web address for the New Castle County tax office, I would appreciate it. It may save me a trip back to New Castle County. I had to do a 2075 in Green Valley and low and behold the day before closing, they re-input the info into DTU and it comes back they need a 2065 exterior. Of course, it's a townhouse and if the footprints are available, I could get a reasonable s/f on the inside row home.. not that it really matters as all the comps are the same model.... 8O 8O


Hey, take a look at that pond a little closer in Leara, It's back in the Berman section not the Ryan section. That's not rain water run off in there...it's, it's.... p**p water they hold until they can spray it. Supposedly a 6 months supply just in case the ground is frozen or it's raining.......and they can't spray it on the open field in the back. Yuk....

Hah, send your son to do those...and photograph the premium lakefront lots... he won't see any ducks in there, though

I found the link for the tax office. Thanks for putting me wise to it. Man, with stuff like that on-line, why do they even need appraisers in New Castle county??? In NJ, we get to guess in most counties. Nothing is available and you can't legally see the property record card

Well, I guessed at 1,550sf for the row home I was doing in Green Valley and the tax records said 1,625sf. Not too bad for just eyeballing it from the front...and using my finely-honed, mumbo-jumbo formula to get GLA based on the MLS room sizes.

Glad you got that site. It is wonderful! We don't have anything like that in Kent or Sussex counties. ..... Onward we go to Summit Pond for the bonfire! Cheers!

Did you check-out the aerial photos available of the subject also? They have the lot mapped out by Tax Parcel number on the aerial photo...pretty neat.

Charlotte, I'm sure you know that all of the software companies will give you a free trial. When I was shopping for software, I didn't have time enough to try them out - too busy. I ended up purchasing AlaMode without trying it out. But I have been happy with it for the most part. For me it hasn't had any more glitches than the stuff I was using before.

I try to do regular maintenance (scan disk, defrag, empty all temp files) on a regular basis. That seems to help performance from all the computers. Having a good computer tech is invaluable, as well.
 
I will second Day One Nova. Honestly I bought the previous 16 bit version of Day One because of price. I was not totally Happy with it. About a year ago I started shopping and I looked at Total but it was just high for me. I looked at ToolBox but it was a 16 bit program and being a techie kind of guy that ruled it out without even trying it. (Do they have a new32 bit now?)

I ended up buying DayOne again and I am pretty Happy with it. The had a feature in the old version that the new one doesn't have that I really miss. I could write an addedum such as my cover letter and insert field names from the forms and it would insert that data in the feild. For example I could write my transmittal letter it would automaticaly put in name, address, dates ect. However they dropped that feature in the Nova. But otherwise I have no real complaints. Some minor stuff I don't like. For the money it was really the only choice for me
