When reality sinks in, no one and nothing is older than they really are. Ever see the picture of dorian grey? His sins showed and he was 80 but looked 20. The reverse of reality. Effective age is a reflection of what exists. It can be never be more than a refelction of what exists unless the viewer is so enamored with themselves that reality takes a back seat. The basis is the image, extrapolate all you want but the image remains a reflection of it's origin and can never be more than a faded memory - always secondary to the ever changing existance it seeks to emulate. Age 5, effective 5 - wow, that place been hammered. Age 5 effective 6? How do you know it will make it to 6? EA Assumes beyond reason

No it isn't. Your roof, siding, windows, doors, carpet, AC, furnace etc. is all three years old. I love seeing the 10 year old houses with reported EA of 2 years. BS. However your house could have an effective age of 10 instead of the actual three if you abuse it.

Mike that is a great post; if someone cannot grasp the simple Appraisal 101 theory of Effective Age after that then there is no hope.

CORRECT ........and..........applied to the hypo house above - what exists?

A 9 year old house which is in the same Condition (with normal, minor, deferred maintenance a buyer would expect) as a 9 year old house.....or a 9 year old house subjected to abnormal, atypical, deferred maintenance resulting in Overall Condition which is typical of perhaps a 25-30 year old house which has had no updating nor renovation?

Thanks Mr. Evans, alas...............I fear in this instance, hope may be fading.......... :huh: depending on the answer to 106. However, the Leprechaun remains steadfast in his Optimism (until proven unfounded)
 
Dood... Effective age is not saying the structure is older or younger than it's actual, chronological age. It's an opinion of it's condition and utility, compared to like properties in it's market, on the date of value.

Unchangeable fact = actual. Immutable. You rewrite reality if you say it's more or less than what it is. It is what it is. Can you deny that?
