back up your tales. One example. Criminal is lying about age. Criminal is 20% adjustments for bedrooms. Criminal is posing as a benefactor. From what I know, I'd like to see you all in court. That would be the kindest turn

I say it is criminal to pose as a competent appraiser and not understand a basic appraising concept such as Effective Age-Life method that is discussed in all the text books and all the basic appraisal classes.

It's a lie to say something is older than it is.
The problems is, as I see it, you guys think reality just gets in the way.

Ohh, got an example to prove your prowess? Still waiting. Convince me what an idiot I am or be convinced what an idiot you are. Simple

But it is not a lie to say somthing "looks" older than it is. That is precisely what effective age deals with, not actual age, but "effective" age based on appearance, maintenance, functionality, etc.

Based on this concept, something may look older or younger than its actual age. This is not a tough concept, 15, but it's not surprising to see you mangle it.

My guess is the EPA needs to remediate the lead content of the Olympia, WA water system.

Looks are deceiving, as you well know. This is not an exercise in imagination, it's an exercise in factual reporting. Cal, got a story of a house that's older than it's age?

Still waiting for enlightenment that a house can be older than it's actual age.
Maybe there's a slip in time I can take advantage of
