Are you saying smartexchange data IS UAD data upon which a GSE hangs their hat?
The data is what our peers are reporting, you can speculate about hats if you wish.

why are you always trying to put words into other people's mouths? did he post that the GSEs rely on smart exchange to populate their UAD data pool? how could anyone be so stupid as to think that the GSEs, who have more appraiser-vetted data than everyone else combined, would rely on an outside source for said data? i mean really, that is one of the dumbest questions anyone has ever posted on here.

thats the way I see it...Bifur/Desktops are a result of the FNMA database. I know for a fact their database is huge.

Data is dated and must be updated.
 
Exactly. Although I try and be nice.. how do these dum dums not see THIS coming. Any appraiser that keeps their head buried deserves to have it lopped. off. Unfortunately it is to all of our expense as well..

so what are you doing to combat this? i know, i know, it's much harder to get off one's as$ and actually do something than it is to sit behind a computer monitor in the basement and post on an internet forum.

Yep! There is one issue with bifur/desktops and that is a Individual State Issue in regards to what is considered a Home Inspection under State Licensing laws that may be problematic.

FTR one member here will go almost Postal when I bring this up. Frankly I don't care. Reason being is the States with Home Inspector Licensing laws will fall in line and fix that issue via the State Regulation Home Inspector Regulations to where they will exclude individual requirements to allow Harry the Can Collector and Bag Lady Sally to avoid licensing.

We as individuals are almost not in control of anything in our lives.
 
First American bought forsythe appraisal. So if you wonder who are doing these things, you have your answer. All non-independent staff appraisers I'd be willing to wager.

Who are you to constantly call people out and challenge or inquire about another posters activities or lack thereof .....when your forte is To sit behind a computer monitor and complain about posters - who you claim are complaining.
