I am three counties over, and have never appraised in the Bay Area. Yet I cannot tell you how many potential orders we get every single day from a variety of AMCs who completely ignore that we do NOT cover Oakland, SF, Marin counties (for example - I won't even talk about Stockton - we get those too).AND was most likely hired by a garbage AMC.
The AMC business model is ruining the appraisal profession. OK with me, I do mostly private work and some work that requires a CG license. Just today my wife lost it (for her that's pretty polite unlike me) and emailed back USRES to stop wasting our time sending us orders in SF when they know we don't cover that county - all they have to do is check our profile.
This is actually not a retread. It just came out the other day. There are now 4-5 different casss in which this supposedly happened. Fl, Colorado, Detroit, NJ and now CA.AGAIN with this tired retread? WHY?? It's been discussed in multiple threads for months
Most of these posts add zero to what has already been discussed and given the history of some who start threads on it, I doubt they have a genuine intention of exploring the subject

I Actually spoke to someone the other day in Jacksonville and they told me that HUD had been actively trying to hire an appraiser to go out and appraise the Abena Horton home (the lady that started this all) and it appears they are doing so to get through their investigation of the original claim. As far as I know so far no one has taken the order and wants nothing to do with it. I’m sure there will be someone though.
this is just going to continue and more stories like these will keep coming out. I have decided that I will be asking for identification at every home to make sure the borrower is who they say they are or the realtor. If they try to replace themselves with another person then I’ll walk away until the real owners are present. Not into these games.
