Ruth, You absolutely have to run for some office! Seriously. It could be for something doing with our profession or possibly starting an AGA Michigan Chapter? That one I would love to see - only to actually see you in action against the masses of politicians and lobbyists that threaten our profession every day.
Or possibly you could get Lansing's appraiser oversite division in order? If anyone could do it, you could.

You've overlooked one little tidbit. The reason it took them 2 days to fax the order to you was they were still shopping the order AFTER accepting your commitment.

What I do on an order like that is to not respond at all -- that's if you've decided that you don't want to do business with them in the future -- or can't bring yourself to do so.

That way you one-up-them by eating up even more lead time. And from your territory, it sounds like they didn't find anybody else.

Now it's time to demand cash up front. AND, you might get it!

Reminds me of Realty Reports out of Long(g) Island .. never, NEVER, paid an invoice on the first time. Used to staple it all the way across the appraisal:

1.) we never got your invoice ..

2.) we lost your invoice ..

3.) etcetera ..

I was always the last one they'd call .. got the call one day, and told them I'd start just as soon as I received their payment. Called back in an hour: "We don't owe you any money!"

Told 'em "True .. and we're gonna keep it that way!"

Been 4-5 years, and haven't heard from 'em since. Have to presume they're owing somebody else money .. but "It ain't me, babe!"
