Really? Can you provide the link to the thread? I want to see this link so I can contact the lender and get my $500.00! I worked for 3 days writing that appraisal, and deserve to be paid!

I don't know how to do the link, Bear Slide was the poster.... I will try to Quote it to here....

Michigan CG made this a sticky but not many have yet seen it, so I am opening up a new thread for discussion.

I sincerely hope every single appraiser who is owed money by one of these AMCs, particularly Appraiserloft, uses the enforceable regulations to go after the fees they have earned.

Perhaps when lenders have to PAY for the appraisals they used, on top of what they paid the AMCs, they'll GET it that use of third party companies does NOT relieve them of due diligence and their responsibilities - and it is not, in the long run, saving them money.

The ONLY thing that seems to register with lenders is loss of money - so go get what you are owed. And I would do it sooner rather than later.

Fly girl,

I finally got paid by these crooks. I dont think their non payment to you is related to
You not upping the value, they are just totally incompetent. The thing that finally worked for me was calling Jade. Emails went ignored. I told her that I wanted to "be paid today" I was very stern with her and told her that I was turning them into collections if I didn't hear back by the end of that day regarding payment. She responded by email at the very end of day with "we will cut your check today" and gave me a check number. This was a fri...I kept the pressure On, telling her I would wait until wed for check to arrive until I persued d
Further action. I got the check. The trick is to call jade every single day. I basically let go of professional courtesy and hounded her. I didn't want to, but
I'll never accept from these crooks again, so who cares what they think. Good luck....HOUND JADE BY PHONE

I'm not familiar with CT. However, I would recommend reporting them to the banking commission, and any other agencies in place that may have some control over them (licensing division for corporations, etc.). It might also be advisable to report them to the state's Attorney General office, since your information can help to establish a pattern.

owner resides in NJ, is licensed appraiser in NY - file formal complaints with BOTH State Attorneys-general. Consult an attorney and consider placing a lien on his personal residence in NJ as well.

Did the check bounce?

When I contacted her via email, she directed me to the owner of the company. Gave me his phone number and email. I send them an email stating it was my last correspondence with them before I turned a complaint into the state.

I guess I could try the phone method. But I have a feeling they are failing financially since I read that they have lost the client I did the appraisal for.

I called today and spoke to Jim. Jim told me that he is 99.9% sure the check was mailed on Wednesday or Thursday. He said to send an email to the owner of the company Abbe and ask for the check number. I stated that I had contacted the owner multiple times for payment, and he has not responded. Then Jim says they habookkeepereper that screwed up all the books and a bunch of people are mad at them and calling and yelling about payment.

I am very skeptical that a check has been mailed. Regardless, I sent my complaint in to the state already. They are not registered to do business in California. I'm not sure how that piece works...not sure if they get fined or what happens.

I'm from California and I've had enough.

Doubt the state board can take any action against a non-registered AMC. This is part of the frustration. There are multiple AMCs ordering appraisals in California who are not registered.

Perhaps it is time to start notifying our state Attorney General that there is an appraisal management company acting as the legal agent of (who is the lender?) which is violating state mandated registration requirements, and subsequently notifying the legal department of (the lender). Do you need help? I am so fed up with this crap that I am willing to spend my time on this. There is no reason for California consumers or appraisers to be exposed to this crap.

At what point did you file the complaint? I'm attempting to get paid as well and the accounting department will not return calls, some dude at the company keeps stating the payment policy and no one will confirm that MY file is being processed. This is at about 45 days at this point. Have you gotten any response from the OREA? Really ****es me off that they demand the report in 24-48 hours and then refuse to pay within 2-4 weeks? Then they act like YOU are in the wrong when they have all been paid and moved on!!!! :new_2gunsfiring_v1:

I have not yet anything back from the OREA. Your profile says that you too are from CA. You should also file a complaint, it doesn't take that long. Go to the OREA website and either print the complaint form, or save it to your desktop. I saved it to my desktop and typed it out, then printed it. You have to do it all at once because the form will not allow you to save what you have written. It took me about 15 minutes to complete the form, and another 15-30 minutes to print out all the email correspondence to include in the complaint. When I spoke with the OREA, they said they did not need a copy of my appraisal. This company should NOT be doing business in CA when they are not registered.

Another thread said they lost one of their big clients. One of the other appraisal companies called the client to inform them that Regency is not paying, and they told the appraisal company that they dropped Regency.

On a side note, I was shocked when I got a check in the mail today for the full amount of the appraisal! Hopefully it won't bounce like some of the other folks have experienced. It has been over 90 days since I did the appraisal.
