Do I believe appraisers can unite? Yes, but it will take government help to do it.
 
Not as appraiser....but as Agent a background check is required prior to initial licensure in my state. As Appraiser I am required to disclose any lawsuits, arrests etc. at time of license renewal. No background check was ever required of me as Appraiser aside from some AMC's.

I'm happy to submit to background check for any client as long as they pay for the pleasure. If they want me to pay for it...I pass.

E/O provider requires answers to similar type questions every year at renewal....

That's why I have emailed HUD and asked this Secretary if she can help.

I don't recall any background checks required either state....
Doesn’t having a state certification mean you’ve passed a background check?

Having a current appraiser credential does not guarantee that person has had a BGC.

When the criteria were updated many states adopted BGCs only for new appraisers. There are many current appraisers who have never had a BGC for their state-issued appraiser credentials. That is one reason that lenders/AMCs often have their own requirements related to BGCs.
 
Regardless of what we started out with at the various states, the current criteria for appraiser applicants is to have a background check. In Calif we had background checks and fingerprints from the outset but they still issued licenses to people with misdemeanor convictions, and I'm aware of at least a couple cases with certain felonies. But the state at least knew who they were and their convictions didn't involve crimes against property (like theft, robbery, embezzlement, fraud, etc) or crimes of violence.

If you call a plumber or electrician or roofer or landscaper to come into your home do you have any way of assuming they have no criminal history for burglary or theft or s@x offenses or whatnot?

VT required a one time BC a few years ago....after 20ish years of being licensed. :unsure:
